Preconstruction Manager

About the Role:

The Preconstruction Manager leads the preconstruction efforts for an assigned project. This involves assembling bid lists, subcontractor outreach, creating and reviewing estimates, conducting quantity take-offs, bid leveling, and compiling necessary documentation to secure negotiated and bid work. Collaboration is key as you work closely with Operations, Marketing, Business Development, and the project team while also fostering strong relationships with subcontractors, vendors, designers, and clients.


Essential Functions:  

  • Provide preconstruction services for projects ranging from $10M to $100M.
  • Cultivate relationships with owners, developers, designers, subcontractors, and vendors.
  • Participate actively in RFP/RFQ responses and interviews.
  • Solicit pricing proposals from subcontractors and vendors.
  • Perform value engineering and life cycle costing. 
  • Input and evaluate all costs during the bid analysis process.
  • Develop and write bid packages and subcontractor scopes of work.
  • Demonstrate proficiency in scheduling complete Preconstruction efforts including all estimate milestones, durations, and identifying long lead items.
  • Initiate and manage the constructability review process during design progression stages.
  • Initiate buyout and procurement strategy, identifying scopes/trades necessary to execute on schedule and maintain budget. 
  • Ensure seamless project hand-off for project success.
  • Support junior staff by mentoring them on all aspects of the preconstruction process.
Requirements

Education and Qualifications:

  • Bachelor’s degree in construction management or engineering or equivalent field/work experience.
  • 5-10 years of relevant experience with a General Contractor in the construction industry. 
  • Familiarity with major market segments such as, commercial, healthcare, municipal, and higher education.
  • Familiarity with design/build, design/assist, lump sum and GMP delivery methods.
  • Previous experience as a primary preconstruction lead on projects independently.
  • Preferred but not requisite: background in project management focusing on procurement, buyout processes, and scheduling. 
  • Knowledge of contractual risks linked to Owner-Subcontractor Agreements.
  • Strong written communication skills along with exceptional verbal articulation abilities.
  • Proficient in analytical thinking and problem-solving.
  • Able to manage multiple concurrent projects effectively.
  • Organized with excellent time management skills.
  • Team player attitude willing to collaborate across various departments.
  • Proficiency using Sage Timberline Estimating, Building Connected, Bluebeam, and MS Suite.

Salary Range: $100,000 to $130,000 annually. Salary is commensurate with technical skills and experience.
