The Facility Manager provides facilities maintenance services as needed and / or assigned; assists in a wide variety of maintenance activities; addressing immediate operational and/or safety concerns; assisting skilled trades; and ensuring that tools, materials and vehicles are maintained in good working order and are available when needed.


This is a hands-on position performing some repairs in-house and coordinating other repairs with trade professionals when necessary. Acts as owner representative when seeking quotes and provides recommendations for the use of qualified contractors, suppliers, and service entities. The Facility Manager also inspects the premises and properties for condition assessments and maintains such records for compliance review. Working primarily at the Easterseals Academy in Machesney Park, Illinois, this position also provides building support and inspections at other Easterseals managed properties located in the Rockford area.


 This position is located at the Easterseals Academy - Chicago Campus at 1939 W. 13th Street, Chicago 60608. 


MAJOR FUNCTIONS/ACCOUNTABILITIES:

  • Responsible for performing general building maintenance duties. These duties can include but are not limited to; Performing rough and finished carpentry repairs, repairing or installing plumbing fixtures, repairing or replacing drywall and tile floors, wall preparation for painting, repairs and installs electrical equipment, and various furnishings.
  • Operate and manage the building HVAC system and any independent ‘standalone’ units that provides temperature / space comfort.
  • On call to respond to emergency building maintenance or safety calls.
  • Performs and maintains records of building condition, fire code and building safety
    inspections to ensure buildings always remain in compliance.
  • Manage contractors to ensure that all grounds are professionally maintained year-round, and
    that all entries are safe and accessible during inclement weather.
  • Maintain the security alarm and video surveillance system in coordination with the vendor.
  • Evaluate and determines site maintenance issues and provides recommendations to resolve
    deficiencies.
  • Oversees all building trades professionals contracted with completing outsourced repair and
    project work.
  • Collaborate with janitorial service/s to problem solve and ensure building(s) meet standards,
    always maintaining a high-level cleanliness.
  • Coordinates facility rental schedules with janitorial services to ensure the facility is in excellent
    condition for all participants and tenants.
  • Organize and coordinates duties to ensure completion of projects in accordance with
    predetermined timelines.
  • Aids the Director of Facilities with defining scope of work and securing three comparative bids /
    proposals for work requiring outside vendors.
  • Maintains appropriate written and computer-based records.
  • Proficient in computer maintenance management system (CMMS) primarily used to ensure
    timely completion of duties.
  • Orders all maintenance, cleaning, paper products, hand soaps and sanitizers.
  • Opens the building in the morning, completes inspections, and informs the principal of any
    impending issues that may have an immediate impact on operations.
  • Participate in meetings with the Director of Facilities and Principal or their designee to discuss planning requirements for operations, maintenance, and / or janitorial work.
  • Conduct, schedule, and lead inspections of designated facilities and completes required reports.
  • Conduct, schedule, lead, and document all required emergency management drills throughout
    the academic year. Typical drill cycle includes, but not limited to 3 Fire Drills (1 observed by the Fire Department), 1 Tornado Drill, 1 Bus Evacuation Drill, and 1 Active Shooter Drill (observed by Law Enforcement).
  • Serves as Chair of the Health and Safety Committee.
  • Schedule all bus maintenance inspections.
  • All other duties as assigned.
Requirements

QUALIFICATIONS:

Education/Certification:

  • High School Diploma or GED.

Experience Required:

  • Minimum of 5 years’ experience working in building trades, maintenance, or equivalent job experience with progressive levels of responsibility.

Vehicle/Transportation Requirements:

  • Valid driver’s license.
  • Auto insurance.
  • Reliable vehicle.

Skills/Abilities:

  • Ability to multi-task in a high stress environment.

  • Skilled in construction/building trades.
  • Excellent written/verbal communication skills.
  • Ability to complete and maintain records and reports.

Salary Description
$51,742 - $64,678/Annually
