The Residential Closing / Disclosure Desk Manager, is responsible for managing the day-to-day operations of the Residential Closing Department and Disclosure Desk. This role ensures compliance with regulatory requirements, timely and accurate issuance of Closing Disclosures, and effective coordination between internal teams and external partners. The Manager will provide leadership, process improvement, and quality control for all Closing and Disclosure activities while supporting the overall goals of the mortgage department.
Key Responsibilities:
• Manage Closing and Disclosure Process:
Oversee the preparation, review, and delivery of Loan Estimates (LE’s)and Closing Disclosures (CDs) in accordance with regulatory guidelines, ensuring timely issuance before closing dates.
• Regulatory Compliance:
Stay current with federal, state, and local regulations governing mortgage disclosures, including the Truth-in-Lending Act (TILA) and Real Estate Settlement Procedures Act (RESPA), ensuring all LE’s and CDs comply with applicable laws.
• Team Leadership & Development:
Lead and manage the Closing / Disclosure Desk team, providing guidance, training, and development opportunities to ensure optimal performance and high levels of accuracy and productivity.
• Coordination & Communication:
Serve as a key liaison between loan processors, underwriters, and title companies to ensure all necessary documentation is received and accurate, resolving discrepancies and issues efficiently.
• Process Improvement:
Continuously evaluate and enhance closing disclosure processes to increase efficiency, accuracy, and compliance. Implement technology solutions and best practices to improve workflow and reduce errors.
• Quality Control & Audit:
Monitor the accuracy of loan estimates and closing disclosures, ensuring all fees and terms are correctly reflected. Conduct regular audits of the closing disclosure process to ensure compliance and mitigate risks.
• Client Service:
Provide excellent internal and external client service by addressing inquiries related to closing disclosures and collaborating with relevant stakeholders to ensure a smooth closing process.
• Reporting & Metrics:
Track and report on key performance metrics related to closing disclosures, including turnaround times, accuracy rates, and compliance. Develop and present reports to senior management.
• Issue Resolution:
Proactively identify, troubleshoot, and resolve any issues that may delay or complicate the closing disclosure process, working cross-functionally to ensure swift resolution.
• Minimum of 5 years of experience in mortgage lending with a focus on closing disclosures.
• 2+ years of experience in a leadership or management role within a mortgage or financial services organization.
• Strong understanding of TILA, RESPA, and other regulatory requirements related to mortgage disclosures.
• Proven ability to manage teams and foster a collaborative, high-performance environment.
• Excellent attention to detail and problem-solving skills.
• Strong organizational and project management abilities.
• Proficient in mortgage loan origination systems and closing disclosure software.
• Excellent written and verbal communication skills.
