A Commercial Real Estate Agent is an Independent Contractor paid commissions at completion of sale & lease transactions. A TOK agent is responsible for assisting clients in buying, selling, and leasing commercial properties including but not limited to office buildings, retail spaces, industrial facilities, and land. Multifamily, income, owner/user and storage facility properties may also be sold by TOK agents.
As a Commercial Real Estate Agent, a typical day includes performing these essential duties and responsibilities:
- Negotiate exclusive listing agreements and purchase-and-sale agreements.
- Negotiate terms and conditions of sales and leases to achieve favorable outcomes for clients.
- Prospect and generate new client relationships.
- Maintain client relationships and provide exceptional customer service throughout the transaction process.
- Coordinate and manage property showings, inspections, and due diligence processes.
- Advise clients in the development and execution of their real estate investment strategies.
- Collaborate with other real estate professionals, including brokers, attorneys, lenders, title companies, and appraisers.
- Collaborate with Market Research team to formulate thoughtful analyses of client properties, including broker price opinions, sale & lease comparables, and other relevant market data.
- Collaborate with Marketing team to develop print and digital marketing materials for properties for sale or lease.
- Collaborate with designated Transaction Coordinator on preparation of proposals, contracts, and other legal documents.
Essential knowledge, skills, and abilities needed to succeed:
- Must hold an Idaho Real Estate License.
- College degree strongly preferred.
- Displays excellent oral and written communication skills and proficiency in necessary computer software.
- Ability to work under pressure in a fast-paced environment, demonstrating time management, communication and organizational skills, while managing attention to detail in legally binding contracts & leases.
- Ability to communicate concise, accurate, and timely information to requests, concerns, and issues.
- Demonstrate the ability to maintain professional relationships with owners, vendors, and staff while providing high levels of service.
- Training and experience in the sales cycle, from prospecting, to marketing property, negotiating business terms, creating consensus, and closing sales & leases.
