The Facilities Maintenance role is responsible for the upkeep and maintenance of the community's buildings, grounds, and mechanical systems. This position involves both exterior and interior tasks, focusing on maintaining a safe, clean, and well-functioning environment for residents and visitors.

Essential Duties and Responsibilities:

  • Maintenance and Repairs: Perform routine and preventive maintenance tasks, including plumbing, electrical, pool systems, and general building repairs. Identify and troubleshoot issues promptly to ensure minimal disruption to operations.
  • Facility and Pool Inspections: Conduct regular inspections of facilities, including the pool area, to identify potential safety hazards, maintenance needs, and areas for improvement. Ensure compliance with pool safety and cleanliness standards.
  • Pool Maintenance: Oversee pool operations, including testing and adjusting chemical levels, maintaining filtration systems, cleaning the pool area, and monitoring water quality. Ensure compliance with health and safety regulations.
  • Building Systems Management: Manage building systems, including heating, cooling, ventilation, and electrical systems. Ensure systems are functioning efficiently and perform or coordinate repairs as needed.
  • Vendor Coordination: Work with external vendors and contractors for specialized maintenance services, such as cleaning, landscaping, pool services, and equipment repairs. Monitor work quality and ensure vendor compliance with company standards.
  • Inventory and Supplies Management: Maintain inventory of necessary tools, equipment, and supplies for building and pool maintenance. Order and restock items as needed, keeping track of usage and costs.
  • Emergency Response: Respond to urgent maintenance requests and address issues that could impact on employee safety, facility operations, or pool functionality. Be available for on-call support as needed.
  • Recordkeeping: Document maintenance activities, including repairs, inspections, pool maintenance logs, and preventive maintenance schedules. Maintain clear and organized records for compliance and future reference.
  • Other Duties as Assigned: Perform additional tasks as requested to support the smooth operation of facilities and contribute to a safe, well-maintained environment.
Requirements

Knowledge, Skills and Experience:

  • Experience: 3+ years of experience in facilities maintenance, including pool maintenance and safety protocols.
  • Technical Skills: Proficiency in using tools and equipment for general repairs and maintenance. Knowledge of pool chemistry, filtration systems, and water treatment. Familiarity with building management systems (BMS) is a plus.
  • Certifications: Certified Pool Operator (CPO) certification or equivalent is preferred.
  • Problem-Solving Skills: Ability to diagnose issues and perform troubleshooting efficiently.
  • Communication Skills: Effective verbal and written communication skills, with the ability to coordinate tasks and communicate issues clearly with team members and vendors.
  • Safety Awareness: Knowledge of safety regulations and best practices for facility and pool maintenance.

Minimum Education:

High School Diploma or equivalent required. 

Language Skills:

The individual must have strong written and verbal communication skills in order to communicate effectively with employees and clients at all levels of the organization.

Availability: 

Regular business hours and must be available after regular business hours, as necessary.

Physical Requirements:

Ability to lift up to 50 pounds, stand or walk for extended periods, and perform physical tasks as needed for maintenance activities, including pool upkeep.

Work Environment:
