Adventurous Journeys Capital Partners (“AJCP”) is seeking a Vice President of Investments for Little River Miami, a generational neighborhood project in Miami, FL, consisting of adaptive reuse and ground-up construction across 25 acres of land and more than 1MM sq ft.

ABOUT THE ROLE

The Vice President, Investments will serve as the senior, on-site investments lead for Little River Miami, acting as the day-to-day investment owner supporting the project across its full lifecycle. Strategically located just north of the Design District and Wynwood, Little River is transforming a historic industrial neighborhood into a vibrant hub of culture, cuisine, and creative enterprise, positioning it as one of Miami’s next great urban districts. This role is highly hands-on and embedded in the day-to-day work, partnering closely with development, asset management, and senior leadership to advance the project from fundraising and adaptive reuse through vertical development and stabilization. The VP of Investments will be a critical investor-facing representative of the project and a trusted internal operator who can drive outcomes, with responsibility spanning both investment underwriting and ongoing asset-level performance oversight in close partnership with asset management, development, and operations.


WHAT YOU WILL DO

  • Lead investor and other stakeholder tours, meetings, and deal pitches, serving as a confident, credible representative of the Little River vision and investment thesis
  • Play a leading role in future fundraising efforts by clearly articulating deal strategy, underwriting assumptions, and project progress to high-profile investors and partners
  • Own the investment model end-to-end, including Argus builds, Excel underwriting, and scenario analysis
  • Conduct quarterly underwriting and Investment Committee updates, refresh assumptions, and update returns based on evolving budgets, schedules, and operating performance
  • Update development and operating budgets in partnership with internal teams, including coordination with the VP, Development & Construction, Director of Operations and other stakeholders
  • Manage and drive the Quarterly Investment Update process, ensuring accuracy, timeliness, and alignment across teams
  • Support execution of remaining adaptive reuse projects and fundraising efforts required for next phases of development
  • Partner with development and asset management teams to ensure underwriting aligns with execution plans and milestones; collaborate on strategic leasing and tenant decisions
  • Serve as a go-to investment and analytical resource for colleagues across development, asset management, and leadership
  • Set and enforce deadlines, drive deliverables, and maintain accountability across workstreams
  • Maintain a regular, hands-on on-site presence, operating from the property and remaining closely engaged with day-to-day execution

  • Strong investor-facing presence with the confidence to lead discussions, answer tough questions, and represent the deal with credibility
  • High intellectual horsepower paired with practical execution skills and attention to detail
  • Deep expertise in real estate underwriting, financial modeling, and Argus, with the ability to own complex models independently
  • Entrepreneurial and influential, with an ability to build trust and momentum
  • Comfortable operating in an environment with high expectations and driving results in ambiguous environments with direct accountability for outcomes
  • Willingness to stay hands-on and deliver results 
  • Preference for being physically present on the property and engaged in day-to-day execution


YOUR QUALIFICATIONS

Required

  • 7+ years of relevant experience in real estate investments, development, or acquisitions
  • Demonstrated experience owning and managing full-cycle underwriting and financial models
  • Strong understanding of development budgets, operating assumptions, and capital structuring
  • Excellent written, verbal, and interpersonal communication skills

Preferred 

  • Experience with large-scale, mixed-use or adaptive reuse projects
  • Prior exposure to fundraising, investor relations, or institutional capital partners
  • Background that blends investments with development or asset management experience
