Competitive Pay: $55K+ annually (commensurate with experience)

Arbors Management Inc., one of the region’s most established and respected property management companies, is seeking a full-time Property Manager to oversee a project-based Section 8 family community located in Franklin, PA. This role is responsible for the day-to-day operations of the property, ensuring compliance with HUD regulations, strong financial performance, and a safe, welcoming environment for residents and families.

What Success Looks Like in This Role


As our Property Manager, you will be responsible for:

  • Maintaining delinquency at 5% or below 
  • Achieving and sustaining 95%+ occupancy 
  • Ensuring full compliance with HUD and Project-Based Section 8 requirements 
  • Managing resident certifications, recertifications, and waitlist administration 
  • Overseeing maintenance operations to ensure safe, well-maintained housing 
  • Managing and adhering to the annual operating budget 
  • Fostering positive, professional relationships with residents, staff, vendors, and housing partners 

What You Bring to the Team


We’re looking for a candidate who has:

  • Affordable housing experience preferred, particularly with Project-Based Section 8 / HUD family housing 
  • Strong knowledge of fair housing, HUD compliance, and resident relations 
  • Excellent communication and organizational skills 
  • Ability to learn and effectively use property management software (RealPage/OneSite, Google Suite, office equipment, etc.) 
  • Strong leadership skills with the ability to promote a positive, respectful community environment 
  • Solid financial acumen related to rent collection, budgeting, and reporting

Requirements
  • Prior experience in Section 8/Affordable Housing preferred
  • Must have a valid driver’s license, vehicle and insurance
  • Must pass pre-employment drug and background screen
  • HS diploma or equivalent
  • Have, or be willing to obtain, a PA Real Estate License
Salary Description
$55,000 + based on experience
