The Opportunity:

The Operations/Maintenance Manager provides vital technical oversight for a premier retail and mixed-use portfolio exceeding one million square feet across Fort Worth, Arlington, and Austin. This role is designed for a technical expert who can ensure our properties meet the highest standards of safety, efficiency, and appearance while working effectively with everyone from technicians to senior executives.


Job Type: Full-time, Salary (Compensation based on experience and qualifications) 

Reports To:  Senior Vice President of Property and Asset Management 

  

What You’ll Do

  • Operational Oversight: Support the Property Management team by overseeing the daily physical operations of assigned properties. Conduct regular inspections to ensure all locations are consistently clean, safe, secure, and meet company quality standards.
  • Technical Consulting & Maintenance: Execute strategic initiatives related to preventative maintenance and safety. Serve as a technical resource for mechanical, electrical, plumbing, and fire/life safety systems.
  • Project Management: Manage the contractor prequalification, bidding, and selection process for capital projects. Create detailed scopes of work and provide direct supervision of vendors performing large-scale repairs and infrastructure projects.
  • Budgeting & Strategy: Partner with property management staff to develop annual property budgets for capital expenditures, maintenance, and repairs. Make project recommendations and ensure follow-through to completion.
  • Cross-Functional Support: Act as a technical resource for internal teams including Tenant Coordination, Marketing, and Leasing to ensure seamless property operations. Maintain strong relations with vendors and third-party service providers to ensure compliance with company policies, quality standards, and schedule requirements. 
Requirements

  

What You Bring to the Table

  • Technical Expertise: A minimum of 5 years of hands-on experience in engineering or facilities management for commercial buildings. Expertise must include overseeing building infrastructure such as HVAC, roof work, concrete flatwork, irrigation, and elevators.
  • Education: Associate’s degree or higher, or an equivalent combination of education and significant field experience.
  • Communication & Reasoning: Ability to comprehend, analyze, and interpret complex bid documents. Strong verbal and written (email) communication skills are required to effectively collaborate with vendors, employees, and third-party clients.
  • Problem Solving: Advanced reasoning skills with the ability to solve complex problems and provide analysis-driven      recommendations that have a direct impact on company success.
  • Systems & Software: Intermediate proficiency with Microsoft Office Suite, Outlook, and Box. A strong working knowledge of property management and construction software is preferred.
  • Flexibility: Must be available to respond to tenant requests and property emergencies during nights and weekends as needed.
