Job Summary
The Regional Property Director is responsible for overseeing the operations, financial performance, and overall management of multiple residential properties within a designated region. The role involves providing leadership to on-site teams, ensuring properties are well-maintained, occupancy goals are met, and financial performance aligns with MMG’s expectations. The Regional Property Director will also collaborate closely with the executive team to implement policies, optimize resources, and enhance client satisfaction.
Key Responsibilities
Property Operations Management:
- Oversee the daily operations of multiple properties, ensuring alignment with MMG's policies, procedures, and compliance with local regulations.
- Conduct regular property inspections to assess performance and identify areas for improvement in operations, maintenance, safety, and curb appeal.
- Ensure that property teams maintain high levels of resident and client satisfaction and resolve concerns promptly and professionally.
- Develop and maintain positive relationships with staff, ownership, internal support departments, and executives.
- Work closely with Corporate Operations to coordinate and ensure all aspects of new asset acquisitions within region are completed successfully.
Financial Management
- Develop, manage, and monitor annual budgets for each property, ensuring revenue targets are met and expenses are controlled.
- Review and approve property-level financial reports, including rent rolls, profit and loss statements, and budget variances.
- Implement strategies to maximize occupancy, rental income, and minimize delinquencies in accordance with MMG's goals.
- Oversee rent collections and ensure strong accounts receivable performance.
- Review and approve all property expenditures.
- Implementing cost-reduction initiatives to improve the profitability and efficiency of property operations.
Team Leadership & Development:
- Lead, coach, and support Portfolio Directors, Community Directors, Office Staff, and Maintenance staff within the region.
- Conduct regular performance reviews and provide ongoing coaching and professional development opportunities for staff.
- Prepare staff schedules to ensure optimized operations.
- Ensure timely and accurate submission of compensation records for staff within the region.
- Recruit, train, and onboard new team members, ensuring they align with MMG’s culture and standards.
- Foster a collaborative and results-oriented team environment that reflects MMG’s values to include conducting weekly meetings with staff within the region.
Leasing & Marketing:
- Oversee leasing and marketing strategies to drive occupancy and rental rates.
- Analyze market trends and provide recommendations for rental pricing adjustments and property improvements.
- Collaborate with the marketing team to develop regional marketing campaigns and initiatives that align with MMG’s goals.
Compliance & Risk Management:
- Ensure all properties comply with local, state, and federal regulations, including Fair Housing laws and MMG guidelines.
- Monitor and enforce safety policies, manage risk, and oversee insurance claims.
- Conduct quarterly property inspections to ensure properties are meeting health and safety regulations, maintaining high standards of upkeep and curb appeal, fair housing compliance, subsidy compliance, as well as all other local, state, and federal regulation compliance.
- Work with Human Resources, other departments, and legal teams as necessary to address legal issues, evictions, or compliance concerns.
Reporting & Strategic Planning:
- Prepare or facilitate and present accurate detailed monthly reports on property performance, leasing activity, and financial health to senior management and clients including but not limited to budget variance, AME, and Executive Summaries.
- Assist with long-term planning for capital improvements, property enhancements, and regional growth.
- Recommend and implement operational efficiencies to improve property performance and profitability for MMG and our clients.
Vendor & Contractor Management:
- Oversee relationships with external vendors, contractors, and service providers to ensure high-quality work and cost-effective services.
- Negotiate contracts and service agreements to optimize expenses and maintain property value.
Work Context:
- Communication: Required to frequently communicate efficiently, accurately, and timely via email, phone, or specified applications.
- Role Importance: Regional Property Directors play a crucial role in overseeing multiple properties within a specific assigned region. They are responsible for managing budgets, supervising staff, and ensuring the properties under their care are well-maintained and profitable.
- Responsibility for Others: Regional Property Directors are responsible for the teams assigned on assets within their regions. They are to uphold policy, assess deficiencies, ensure proper training and completion of tasks, and hold teams accountable for shortcomings.
- Work Setting: Regional Property Director is a hybrid role consisting of working from home with required travel to assigned properties at minimum of one (1) time per calendar month. On occasion, will be required to attend in person meetings.
- Job Hazards: Possible hazardous conditions include but are not limited to: disgruntled tenants, disgruntled employee, mold, mildew, extreme temperatures.
- Work Attire: Business casual attire when not remote is required unless otherwise specified for individual event.
- Physical Requirements: Ability to travel regularly between properties within region and must be able to sit, walk, and stand for periods of time as well as occasionally lift items up to 25lb.
- Impact of Decisions: Regional Property Director's decisions impact the overall financial, physical, and emotional well-being of assets, client, ownership, and employees they are tasked with managing. All decisions should be made within policy, the law, and using critical thinking skills, as well as collaboration when needed.
- Routine vs Challenging Work: This position consists of routine scheduled calls, reporting, and financials as well as a multitude of challenges that come alone with managing clients, employees, and tenants.
- Scheduling: Monday-Friday 8:30am-5:00pm EST base schedule with deviation as needed.

Qualifications:
- Education: Bachelor’s degree in Business Administration, Real Estate, or a related field is preferred.
- Experience:
- 5+ years of property management experience, with at least 3 years in a regional or multi-site management role.
- Proven track record of financial management, budgeting, and reporting.
- Experience managing residential properties.
- Certifications: CPM (Certified Property Manager) or ARM (Accredited Residential Manager) preferred.
- Skills:
- Strong leadership and team management skills.

- Exceptional communication and interpersonal skills.
- Complexity in problem solving and resolution implementation
- Ability to work in a fast-paced, deadline-driven environment.
- Proficiency in property management software (e.g., Yardi, RealPage) and MS Office Suite.
