Reports to: Director of Property Management
Housing: Onsite residency required (2-bedroom apartment provided)
Travel: Regular travel between assigned properties (company car and fuel provided)

  

About the Role

We are seeking an experienced and driven District Manager to oversee a portfolio of 9 multifamily communities while directly supervising day-to-day operations for their Roseville, CA home property. This leadership role combines hands-on property management with strategic oversight of onsite teams to ensure strong financial performance, operational consistency, and exceptional resident experiences.

This is a highly visible role requiring strong leadership, sound decision-making, and the ability to balance big-picture strategy with day-to-day execution.

  

Key Responsibilities

Property & Asset Management

  • Oversee daily operations including leasing, maintenance, collections, and resident relations
  • Ensure properties meet occupancy goals and maintain high service standards
  • Monitor rent collections, delinquencies, evictions, and bad debt
  • Oversee move-ins/move-outs and ensure compliance with company standards

Financial Oversight

  • Manage property budgets, expenses, and revenue performance
  • Review financial reports, variances, and key operational metrics
  • Prepare budgets, forecasts, and capital improvement plans
  • Implement rent strategies and cost controls aligned with ownership goals

Leadership & Team Management

  • Hire, train, and supervise Property Managers and onsite staff
  • Provide coaching, feedback, and performance management
  • Lead staffing plans and compensation recommendations
  • Foster accountability and consistent performance across properties

Operations, Maintenance & Safety

  • Conduct regular property inspections for safety, maintenance, and curb appeal
  • Oversee preventative maintenance and capital improvement projects
  • Ensure compliance with local regulations and company policies

Marketing & Leasing Strategy

  • Analyze leasing performance and market trends
  • Guide pricing, advertising, and concession strategies
  • Support occupancy and revenue growth initiatives

Compliance & Risk Management

  • Ensure compliance with Fair Housing laws and applicable regulations
  • Serve as liaison between onsite teams, ownership, and leadership
  • Minimize  operational and legal risks through proactive oversight

  

What We’re Looking For

Experience

  • 3–5 years of property management experience with supervisory responsibilities
  • Experience managing multiple properties or portfolios required.

Education

  • Bachelor’s degree preferred (High School Diploma or equivalent required)

Skills

  • Strong leadership, organizational, and decision-making abilities
  • Excellent communication (written and verbal)
  • Ability to manage both strategic initiatives and daily operations
  • Proficiency with property management software

  

Requirements

  • Valid California driver’s license with a clean driving record
  • Ability to travel regularly between properties
  • Must reside onsite (housing provided)
