Description

Purpose: The Campus Maintenance Engineer is responsible for the repair and preventative maintenance of exterior and interior building systems such as roofs, walls, eaves, soffits, gutters, floors, walls, and ceilings. Additionally, under the supervision of the Director of Facilities, the Campus Maintenance Engineer is responsible for assisting in the bidding, scheduling, and inspection of work performed by third parties relating to these building systems. 


Direct Reports: Building Maintenance Technician, Building Service Worker I, Fields & Grounds Coordinator 


Essential Functions: 

Manages work-order flow by either self-performing work, assigning work orders to the appropriate internal maintenance person, or scheduling necessary third-party performed repair or maintenance work.

  • Performs routine building maintenance repair work and inspections. 
    • Ensure materials and tools needed or required are available.
  • Set job/task priorities with keeping minimal classroom disruptions in mind.
  • Set deadlines or timeframes for work to be accomplished.
  • Accomplish minor roof, soffit, and eave repairs to prevent damage to interior components.
  • Repair damage to walls or ceilings with ability to tape, bed, texture, and restore finish to original configuration.
  • Restore or repair ceiling grid for suspended ceiling, replace damaged or missing tiles as needed.
  • Install, repair, or restore all types of floors surfaces as needed. 
  • Assemble or repair desk, chairs, bookcases, and cabinets.
  • Repair doors, door closer devices, and door jams.
  • Perform necessary carpentry repairs for school and WBL rentals.
  • Builds or fabricates any special items as required for projects as requested.
  • Manages and implements comprehensive preventative maintenance plan in order to extend the life of building systems under management as much as possible.
  • Monitor, assigns, and performs routine PM tasks already within the system.
  • Create new PM tasks as needed for an expanding campus facility.
  • Revise PM tasks and frequency based on changing requirements or needs.

Supervises the implementation of workplace safety practices and policies and coordinates safety training for facilities maintenance personnel as needed.

  • Ensure that safety procedures are followed and that safe workplace procedures are always at the forefront of decisions.
  • Provide training to employees for specific task or use of specialized equipment.
  • Ensure proper safety equipment is available and being utilized by employees.

Assist as needed in proposing, preparing scopes for, bidding-out, and reviewing third party bids for building projects involving the building systems supervised.

  • Work closely with subcontractors in all phases of bid proposals through final punch.
  • Supervise and monitor all work being performed by contractors to ensure quality workmanship and materials are being utilized at all times.
  • Ensure that scope of work is being performed according to scope of work and agreement.
  • Oversee project completion, providing technical direction as needed.
  • Communicate with vendors to purchase materials and supplies and maintenance personnel to coordinate repairs.
  • Communicate with all employees who request either maintenance or the coordination of departmental moves.

Owner’s Rep. for construction of new lower school building.

  • Represents the school during site selection, design and construction phases.
  • Ensure the schools best interests are at the heart of every decision made.
  • Monitor overall project budget, bidding process, construction activities, project close-out and occupancy.
  • Must live on campus for duration of building completion and occupancy.

Perform other duties and responsibilities as assigned.

  • Adheres to policies related to boundaries with students. 
  • Attends required abuse risk management training.
  • Reports suspicious and inappropriate behaviors. 
  • Follows mandated abuse reporting requirements.

Working Environment:

  • Often lifting, carrying, pushing, and/or pulling. 
  • Working at heights from ladders or equipment and on rooftops.
  • Generally 30% walking, 25% standing, 15%  riding, 15% kneeling, 10% sitting, and  climbing 5% . 
  • Maximal temperature variations, inclement weather situations.
  • Generally hazard free environment but some confined space work required.

Requirements
  • 10+ years’ experience in building maintenance or construction fields.
  • High degree of knowledge as it relates to safe work environments and best practices.
  • Ability to manage multiple projects with critical deadlines simultaneously.
  • Ability to strategically prioritize and balance preventative maintenance and major projects with daily requested maintenance work.
  • Ability to troubleshoot and implement solutions to complex problems.
  • Skilled at operating various types of forklifts, man-lifts, aerial lifts and tractors to perform specific tasks and also train others for proper use as well.
  • Excellent Blue Print reading skills.
  • Knowledge of national and city building codes.
  • Awareness of ADA requirements and implementation in all aspects.
  • Excellent communication, organizational, and leadership skills.
  • Highly developed verbal and written communication skills. 
  • Demonstrated proficiency with MS Word, PowerPoint and Excel.
  • Able to work alone or as part of the team on a broad variety of projects.
