Description

The Operations Manager is a hands-on leadership role responsible for overseeing all day-to-day field operations for the Paint and Pressure Washing division. This is a working manager position, with approximately 90% of time spent in the field actively performing painting and pressure washing work alongside the team, and 10% dedicated to management, scheduling, and outside business development.

This role ensures projects are delivered on time, on budget, and in alignment with company quality and white-glove service standards within senior living communities. The Operations Manager also supports revenue stability by securing supplemental outside work during slower periods to maintain crew productivity and profitability.

Requirements

Hands-On Field Leadership (90%)

  • Actively perform painting and pressure washing duties daily alongside crews
  • Lead by example in productivity, workmanship, safety, and professionalism
  • upport crews during large projects, tight deadlines, or staffing gaps
  • Ensure all work meets company quality and white-glove service standards
  • Maintain strong on-site presence to monitor quality and team performance

Management & Business Development (10%)

  • Plan and coordinate weekly schedules, crew assignments, and job priorities
  • Monitor job progress and adjust resources to meet deadlines
  • Identify gaps in the schedule and secure outside work to maintain crew utilization
  • Develop relationships with property managers, HOAs, contractors, and local businesses
  • Conduct site visits, develop scopes of work, and coordinate estimates
  • Communicate with COO/CFO and General Managers on performance, challenges, and opportunities

Operational Leadership

  • Oversee daily execution of all painting and pressure washing projects
  • Ensure proper staffing and efficient crew deployment
  • Drive productivity while maintaining high-quality workmanship
  • Resolve operational challenges in real time

Project Management

  • Manage interior repaint projects, exterior work, and recurring service contracts
  • Conduct site walks and quality checks before, during, and after projects
  • Ensure projects are completed on time and within budget
  • Address issues proactively to avoid delays or rework

Team Management

  • Supervise and support Crew Leaders and Technicians
  • Train and mentor team members in both technical skills and service standards
  • Enforce accountability, safety protocols, and performance expectations

White-Glove Service & Client Relations

  • Ensure all work meets “white-glove” service expectations in senior living environments
  • Maintain professional interactions with residents, staff, and leadership teams
  • Minimize disruption to residents and daily community operations
  • Serve as escalation point for service concerns when needed

Financial & Performance Management

  • Monitor labor efficiency and job cost performance
  • Support budgeting and resource planning
  • Ensure alignment between estimates and actual job execution

Safety & Compliance

  • Enforce all safety policies, procedures, and OSHA compliance
  • Ensure proper use of PPE and safe operation of equipment
  • Maintain a safe environment for both employees and residents

Logistics & Asset Management

  • Oversee maintenance of vehicles, tools, and equipment
  • Ensure crews are properly equipped and job-ready each day
  • Manage materials and supply needs

QUALIFICATIONS

3–5+ years of experience in painting, pressure washing, or field service operations

· Proven ability to lead while actively working in the field

· Strong knowledge of painting techniques and pressure washing equipment

· Experience in occupied residential or hospitality environments (preferred)

· Ability to balance hands-on work with limited administrative responsibilities

· Strong leadership, organization, and communication skills

· Valid driver’s license required


PHYSICAL DEMANDS/REQUIREMENTS

  • Excellent physical and mental health.
  • Possess manual dexterity to handle delicate instruments and other equipment.
  • Able to obtain and record the resident’s temperature, pulse, respiration rate, weight and blood pressure.
  • Able to lift, stoop, carry, turn, and assist high-risk residents, push medication carts and be willing and able to work a flexible work schedule.
  • Able to sit, stand, bend and move continuously during work hours.
  • Must be able to lift and/or carry 30 to 50 pounds
