Marketing Director, Multifamily

Reports to: VP of Marketing

Role Summary 

The Marketing Director supports the execution of marketing initiatives across AMP's portfolio of conventional and affordable housing communities. This role is responsible for implementing marketing campaigns, supporting occupancy goals, managing property-level marketing efforts, coordinating vendors, overseeing reputation management, and ensuring brand consistency across all communities.

Working closely with the VP of Marketing, Operations, Compliance, and onsite teams, the Marketing Director helps drive qualified traffic, resident retention, and overall property performance while ensuring compliance with Fair Housing and affordable housing advertising requirements. 


Key Responsibilities 

  • Execute portfolio-wide marketing initiatives and campaigns developed in partnership with the VP of Marketing. 
  • Coordinate marketing efforts for lease-ups, stabilized communities, value-add assets, and affordable housing properties. 
  • Assist with implementation of marketing plans designed to support occupancy, leasing velocity, and resident retention goals. 
  • Monitor campaign performance and provide recommendations for optimization. 

Digital Marketing & Online Presence 

  • Manage and maintain property listings across ILS platforms, Google Business Profiles, and other digital marketing channels. 
  • Coordinate updates to property websites, landing pages, and digital content.
    Assist with SEO, paid advertising, social media campaigns, and lead generation initiatives. 
  • Monitor lead generation performance and report key metrics to the VP of Marketing.
     

Brand Management & Creative Coordination 

  • Ensure consistent application of AMP brand standards across all communities.
    Coordinate development and distribution of marketing collateral, signage, promotional materials, photography, and video assets.
    Review property-level marketing materials for accuracy, consistency, and compliance. 

Affordable Housing Marketing Support 

  • Assist with marketing efforts for affordable housing communities, including waitlist communications, outreach initiatives, and community partnerships. 
  • Ensure marketing materials comply with Fair Housing requirements and applicable affordable housing regulations. 

Reputation Management & Resident Retention 

  • Monitor and support online reputation management across review platforms. 
  • Coordinate review of response processes and community engagement efforts.
    Assist in developing resident retention, referral, and satisfaction programs. 

Vendor & Agency Coordination 

  • Serve as a primary contact for marketing vendors, advertising partners, photographers, and creative agencies. 
  • Coordinate project timelines and ensure deliverables are completed accurately and on schedule.
      

Reporting & Analytics 

  • Prepare recurring marketing performance reports. 
  • Monitor key performance indicators including leads, traffic, occupancy trends, conversion rates, and reputation scores. 
  • Identify opportunities for improvement and communicate findings to the VP of Marketing and Operations teams.
     

Team Support & Cross-Functional Collaboration 

  • Provide marketing guidance and support to Community Directors and onsite teams. 
  • Assist with training and implementation of marketing best practices.
     

Performance & Accountability 

  • Monitor property-level marketing performance and identify underperforming assets. 
  • Partner with Operations to develop action plans for communities experiencing occupancy challenges. 
  • Conduct regular marketing audits to ensure compliance with company standards and best practices. 
  • Present monthly performance updates and recommendations to the VP of Marketing. 

Qualifications 

  • Bachelor's degree in Marketing, Communications, or related field preferred  
  • 5 to 7 years of marketing experience (multifamily or real estate industry preferred)  
  • Strong knowledge of digital marketing, social media platforms, and online advertising  
  • Proficiency in Microsoft Office; experience with Canva, Adobe Creative Suite, or similar tools preferred  
  • Excellent written and verbal communication skills with a strong attention to detail and follow-through  
  • Ability to collaborate effectively with cross-functional teams 
  • Ability to multitask and meet deadlines in a fast-paced environment
