What You Will Be Doing
As an Estimator, you will perform multiple site visits and draft estimates for a wide variety of Renu projects, including multifamily interior and exterior renovations, clubhouse upgrades, building envelope scopes, roofing programs, and commercial tenant improvements. You will work closely with clients, subcontractors, and internal teams to develop accurate budgets, analyze costs, and identify opportunities for value engineering.
This role requires strong technical expertise, excellent communication skills, and the ability to handle multiple estimates simultaneously.
Essential Job Functions
- Manage the estimating process for interior and exterior renovation projects, clubhouse renovations, roofing scopes, building envelope work, and commercial TI projects.
- Review and analyze plans, conduct site visits, and establish communication with clients and design teams at project start.
- Prepare detailed and accurate estimates from early conceptual designs through final construction documents.
- Prepare proposals and change orders according to the scope of the job.
- Obtain and evaluate bids from subcontractors and vendors; negotiate pricing and scope clarifications as needed.
- Develop value engineering options, cost analyses, and recommendations to enhance project feasibility and profitability.
- Create and maintain project budgets, timelines, cost keys, and pricing masters for future bid development.
- Prepare addenda, clarifications, exclusions, and RFIs to ensure complete and fully understood proposals.
- Collaborate with operations, sales, and business development teams to support project handoff and preconstruction planning.
- Participate in preconstruction meetings, pre-job conferences and internal project reviews.
- Build and maintain strong relationships with clients, architects, property managers, developers, brokers, and subcontractors, including interfacing with clients on job walks and bid reviews.
- Utilize software systems to develop, track, and manage estimates and documents.
- Support operations in resolving cost discrepancies with change orders and field conditions.
- Actively seek out competitive subcontractor and vendor pricing; expand Renu’s subcontractor network.
- Promote and build Renu’s business by providing accurate and detailed take-offs and pricing.
- Travel up to 25% for site visits, client meetings, and project walkthroughs.
- Perform additional duties as assigned.
Required Qualifications
- 5+ years of estimating experience in multifamily, commercial, or residential construction, including both interior and exterior scopes.
- Strong experience estimating clubhouses, unit interior programs, exterior renovations, and roofing/building envelope scopes.
- Bachelor’s degree in construction management, engineering, or related field preferred.
- Strong understanding of construction methods, building materials, and plan/spec interpretation.
- Exceptional organizational skills and attention to detail.
- Ability to manage multiple estimates and deadlines simultaneously.
- Strong negotiation and communication skills with clients and subcontractors.
- Ability to work in a team environment and collaborate well with internal and external stakeholders.
- Proficiency in Microsoft Office Suite (Excel, Word, Outlook); Sage and Xactimate experience preferred.
- Ability to travel as needed for job site visits (up to 25%).
