SUMMARY:

The Buildings & Grounds Technician is responsible for building and asset maintenance repairs, improvements, janitorial, and preventive maintenance as dictated by a predetermined schedule. The Technician is responsible for demonstrating excellent time management skills by managing their work, collecting materials and resources, and planning work in a way that maximizes efficiency.


ESSENTIAL FUNCTIONS:

  •  Responsible for accessing and monitoring electronic work order software as well as emails, voicemails, and text messages that will be used to direct attention to any required job requests by the Facilities Manager 
  •  Focuses on safety while performing duties. Using appropriate Personal Protective Equipment during all work duties deserving such is mandatory
  •  Follows detailed work instructions, both written and verbal, to meet the needs of NEKCA properties and staff
  •  Communicates with internal staff, Site Managers and Facilities Manager their progress of the work at hand, and their timeline for completion
  •  Aids Facilities Manager in collecting and recording asset information i.e., makes, models, serial numbers from items such as appliances and heating systems
  •  Assists in researching and establishing Preventive Maintenance routines for assets, and fixtures such as door closers, water filters, sink traps, etc. 
  •  Uses a variety of hand tools and power tools, prints, plans, manuals, and gauges to execute assigned jobs such as light carpentry, interior and exterior painting, wall patching, and fixture installation
  •  Keeps all tools and materials organized, clean, labeled, and maintained in the assigned location
  •  As directed by the Manager, if needed, meet with outside contractors at the job site to represent NEKCA, and identify and provide information as needed about the property
  •  Displays exceptional record keeping and organizational skills in matters of purchase orders, recording mileage, submitting expense reports, etc.
  •  Attend and participate in staff, agency, and service provider meetings deemed necessary for job performance

DUTIES AND RESPONSIBILITIES:

  •  May be asked to transport or assemble furniture, assist in setting up meetings or functions, etc. 
  •  May be directed to cover occasional other tasks such as janitorial, pick up or delivery of NEKCA related items, assist in snow and ice removal, or operate lawncare equipment
  •  Adhere to and participate in OSHA and VOSHA safety practices and trainings

  •   Must have knowledge of basic computer skills and record keeping, including spreadsheet applications. 
  •   Proficiency in Microsoft Office products and database management systems.

WORKING CONDITIONS:

Work Schedule: Employees in this position may be required to work flexible hours, including evenings and weekends, to perform maintenance or repair work

Environment: Employees in this position work both indoors and outdoors, and may be exposed to various weather conditions such as extreme heat or cold, rain, or snow

Physical Demands: Employees in this position are required to stand, walk, climb, stoop, kneel, and lift heavy objects while performing maintenance or repair work

Hazards: Employees in this position may be exposed to hazardous materials or chemicals, and may need to wear protective gear such as gloves, masks, or goggles

Lifting and Carrying: Building and grounds personnel may be required to life heavy objects, such as equipment or building materials, up to 70 pounds

Requirements

Education and Experience: 

HS Diploma or equivalent (preferred)

1-2 years of relevant experience preferred

Transportation Requirements:

This position requires that employees possess a valid driver's license, favorable driving record results and have access to dependable transportation.
