Job Purpose: 

The Renovations Preconstruction Manager provides dedicated estimating, purchasing, scope development, and preconstruction support for Renovations By Garman. This position supports a clean separation between Renovation and New Homes estimating and purchasing workflows while ensuring renovation projects are accurately scoped, competitively priced, properly purchased, and ready for production handoff.


Key Responsibilities: 

  • Develop complete estimates, budgets, trade bid packages, purchase orders, variance purchase orders, and change-order pricing.
  • Review plans, specifications, selections, proposals, and scopes of work.
  • Prepare clear scopes of work, allowances, exclusions, and assumptions.
  • Perform material, labor, and trade take-offs.
  • Obtain and compare competitive pricing from Trade Partners and Suppliers.
  • Identify value engineering opportunities and pricing risks.
  • Create and maintain purchase orders and variance purchase orders.
  • Coordinate procurement, special orders, and long-lead materials.
  • Assign Trade Partners in BuilderTrend and coordinate scheduling.
  • Process purchasing emails, invoice questions, variance requests, and revisions.
  • Prepare change-order pricing and supporting documentation.
  • Maintain estimating and purchasing data, templates, and price files.
  • Collaborate with Operations, Sales, Design, Accounting, Project Managers, Suppliers, and Trade Partners.
  • Promote Garman Builders' Mission, Vision, and Values and perform other assigned duties.

Authority:  

  • Prepares estimates and obtains pricing.
  • Issues purchase orders within approved budgets.
  • Coordinates suppliers and trade partners.
  • Escalates budget or contract changes for approval.


Relationships (Internal/External): 

  • Works closely with Operations, Sales, Design, and Project Management. 
  • Partners with Accounting and Estimating teams. 
  • Maintains relationships with Suppliers and Manufacturers. 
  • Collaborates with Trade Partners, Subcontractors, and Vendors.
Requirements
  • Minimum of three (3) years of experience in residential construction estimating, purchasing, project management, or a related construction field; renovation experience preferred. 
  • Working knowledge of residential construction methods, building materials, building codes, and construction sequencing. 
  • Ability to read and interpret architectural plans, specifications, engineering drawings, and scopes of work. Experience using estimating, scheduling, and purchasing software; BuilderTrend and Sage experience preferred. 
  • Proficient in Microsoft Office Suite, AI platforms such as ChatGPT and CoPilot, and CAD. 
  • Strong mathematical, analytical, organizational, and problem-solving skills with exceptional attention to detail.
