 JOB SUMMARY: 


The Assistant Director of the Edgewood Center (EC) is the acting Property Manager and is responsible for

overseeing the day to day management of the property, as well as assisting Edgewood Center residents in creating

a plan and taking the steps needed to move on to affordable independent, non-HOPWA housing by gaining the

knowledge and accessing the services that will allow them to stabilize and live a more healthy, independent life.


The Assistant Director supervises on-site employees and monitors the work of on-site independent contractors.

The Assistant Director may sign tenant occupancy agreements, tenant-related subsidy documents, and monthly

vouchers. The position focus is both on regulations (LIHTC, Section 8, HUD/HOPWA) and on property

management and Resident Services delivery. 


Responsible for the coordination of Independent Life services

needed by all residents for transitioning from the instability of homelessness to a healthy,  housing-independent

life. Ensures resident confidentiality in all duties


CLASSIFICATION: Full-time / Non-Exempt


SHIFT: M-F 8am-5pm


COMPENSATION: $54.33 Per Hour



 REPORTS TO: Director of Edgewood Center


Responsibilities:


Regulatory Compliance- Ensures that the property maintains its regulatory compliance with LIHTC, Section 8, HOPWA or other HUD requirements in its operations and staffing. Must be certified in LIHTC, current Section 8 system, HUD HOPWA Financial Management, Fair Housing training, and Mental Health First Aid Training.


Occupancy- Marketing, affirmative marketing, rent collection and deposits, and enforcement of

occupancy agreements.


Maintenance- Supervise maintenance to ensure that preventive, routine, and emergency maintenance

programs are carried out; review and prepare maintenance purchasing, inventory and contracts; regularly

inspect property; inspect and approve readiness of turnover units; maintain records of maintenance

activity.


Financial and Reporting- Prepare monthly rent roll and files, and weekly occupancy report, collection of

monthly charges, record of receipts, and deposits. Prepare required regulatory statistics and reports for

LIHTC, Section 8, HUD/HOPWA.


Administration- Maintain business and tenant records and files, oversee management of office,

coordinate tenant legal issues, maintain working relationship with regulatory agencies where applicable, and submit required reports to supervisor. Responsible for completing all employee performance reviews at property.


Staffing- lnterview and select site staff, in consultation with Director of Edgewood Center; supervise and

assist staff in prioritizing and scheduling. Handle personnel records and submit required reports to the

main office, and recommend promotion or discharge where applicable.


Resident Services and Community Relations- Work with Resident Services Staff to oversee use of

community space, activity programs, and volunteer programs. Foster constructive relations uith the

surrounding community and service providers.


Resident/Client Assessment- Meet individually with each new resident at the Edgewood Center to

assess their current needs in regard to stabilization services, mental and medical health services; make

contact with appropriate Support Services provider to set up client connection and provide with new

resident assessment; assist resident to set up client interview appointment with Support Services provider;

follow up with both to confirm.


Create Resident Housing Health Plan - Work with the client (in concert with Support Services with

client agreement) to outline a working plan and timeline for a healthy, housing-independent life; assess

documentation and training needed for securing healthy lifestyle services, such as basic home hygiene

training, food and nutrition assistance or training, any past personal history issues to be resolved (credit,

criminal), or GED, education or job training options; identify future affordable housing needs (location, unit size, rent costs).


Coordinate Support Service Delivery- Set up annual and monthly schedule for delivery of various

Support Service requirements for Edgewood Center residents; weekly contact with Support Services

providers, client services managers, social service assistance organizations to coordinate individual and

group service delivery on site.








Requirements

The Assistant Director must have excellent organizational and communications skills, exceptional team and

project management skills, knowledge of office environments and regulatory requirements required. General

computer application knowledge (MS Office) is required. Certifications: LIHTC, Section 8, HUD/HOPWA,

Mental Health First Aid. Energetic, assertive. capable role model for staff, residents and services partners.

Demonstrated integrity on both personal and professional level. Ability to work with persons of diverse

backgrounds. Sound judgement under pressure while maintaining professional, positive attitude critical.
