Job Title: Maintenance Technician
Reports To:Community Association Manager/Assistant Community Association Manager
Non-Exempt Hourly: $20 per hour
Summary: Under the supervision and direction of the General Community Association Manager and/or the Assistant Community Association Manager, this position is responsible for maintaining the overall physical aspects of the community, ensuring the established standards for safety, appearance, and operation within the community, and maintaining the highest level of integrity and respect for fellow employees, homeowners, vendors, board members and the general public.
Specific Duties and Responsibilities:
- Performs authorized requests for common element and Metropolitan District (District) maintenance
- ensuring the aesthetics and safety of the property.
- Carries cell phone during working hours for direct contact and communications with General Community Association Manager and/or the Assistant Community Association Manager.
- Responds to emergency maintenance calls immediately during scheduled working hours.
- Determines problems and solutions or contacts the General Community Association Manager and/or the Assistant Community Association Manager for assistance.
- Performs, maintains and repairs common elements, building exteriors, lighting, electrical, plumbing
- and carpentry repairs, touch up paint, roofs, downspouts, sidewalks, parking lots, signs, fencing,
- lighting, and other minor repairs.
- Assists in maintaining cleanliness of common area and/or District amenities; performs custodial work as
- Conducts regular, ongoing inspections of buildings, village properties, common areas and District
- properties; documents and reports findings.
- Implements and records Work Orders; receives, inventories and maintains all supplies necessary for
- the work to be completed in a timely manner.
- Removes weeds and trash (including animal waste) from common elements throughout District property and village specific areas; assist with landscaping projects as necessary.
- Assist with minor snow removal (hand-shoveling) in common elements and District property.
- Inspects all Association and District facilities and amenities; communicates to General Community Association Manager and/or the Assistant Community Association Manager if any issues.
- Must be knowledgeable of property systems including, but not limited to irrigation logistics, backflow devices, lighting, electrical cut-offs, sensors, dog stations, mailboxes, etc.
- Effectively handle requests or complaints from homeowners and/or residents, as necessary.
- Gain a full understanding of and become effective in the use of internal software applications (Vantaca).
- Attends HMI, Association Board or Committee, vendor and member meetings, as necessary
- Notifies General Community Association Manager and/or the Assistant Community Association Manager of Covenant Enforcement (Violations) to be addressed within the community
- submitting documentation (descriptions, photos) for resident/homeowner communications
- Reviews all Architectural Committee Modification requests submitted by homeowners to conduct final inspections and approvals according to submitted plans.
- Enforces Association Policies, Rules & Regulations, as necessary.
- Performs other activities as requested by the General Community Association Manager and/or the Assistant Community Association Manager.
- 2 - 3 years of previous experience in HOA, Apartment/Multi Family maintenance.
- Able to perform basic maintenance and repairs for property.
- Able to maintain positive, cordial, businesslike relationships with homeowners and/or residents at all
- Able to work cooperatively and communicate effectively with other staff members, internal & external customers.
- Able to work without supervision.
- Must accurately report time worked and/or miles traveled on a daily basis.

- Proficient use of computer with emphasis on Microsoft Outlook applications.

- High School diploma or equivalent.

- Be attentive to detail and monitoring adherence to Association and District standards.
- 2-3 years’ experience in electrical, plumbing, painting and maintenance, preferred.
- Provide most of the tools necessary to perform position.
- Great customer service and organizational aptitude.
- Valid Colorado Driver’s License and clean MVR.
- Reliable transportation and proof of insurance.
- Able to work some evenings and/or weekends as required.
