Full-Time | Monday–Friday | On-Call Rotation
As a Maintenance Technician, you’re the go-to problem solver who keeps our community running smoothly. From completing service requests to preparing apartments for new residents, your work ensures our residents have a comfortable place to call home. If you enjoy fixing problems, working with your hands, and helping people, this role is for you.
Schedule: Monday–Friday with a rotating on-call schedule for emergency maintenance, including evenings and weekends as needed.
What You’ll Do
- Respond to resident service requests within 24 hours
- Troubleshoot, repair, and maintain HVAC systems (furnaces, split systems, boilers, chillers)
- Inspect and repair electrical systems, lighting, and fixtures
- Install and repair plumbing systems, including pipes, valves, and fixtures
- Repair and maintain appliances (refrigerators, dishwashers, washers/dryers, stoves, microwaves)
- Prepare vacant apartments for move-in readiness
- Use Yardi to track service requests, preventive maintenance, and work progress
- Conduct daily property walks to ensure safety, cleanliness, and curb appeal
- Communicate with residents and team members regarding repairs and updates
- Report major repair needs to the Maintenance Supervisor or Property Manager
- Maintain tools, inventory, and an organized workshop
- Assist sister communities when needed
- Support snow and ice removal during inclement weather
- Follow all safety and compliance standards
Performance Expectations
- Close out assigned work orders daily or document status updates
- Maintain high resident satisfaction on service requests
- Ensure preventive maintenance tasks are completed on schedule
- Complete required training and compliance programs
- Respond to all on-call emergency requests
Requirements
We’re looking for:
- Experience in apartment maintenance or hotel engineering in plumbing, electrical and HVAC.
- HVAC, EPA certification (or willingness to obtain within 90 days of employment).
- Ability to lift, push and pull up 50 pounds, climb stairs, ladders, and work in varying weather conditions.
- Personal transportation and valid Driver’s License to use during workday and throughout community (garden style).
- Enthusiasm towards delivering an unexpected level of outstanding customer service.
- Ability to use a smart phone and computer for completing work orders and time sheets.
- Ability to read, write, and communicate effectively to team members and customers.
- Knowledge of laws, EPA and OSHA regulations governing proper storage and management of hazardous
- materials, including solvents and flammables.
- Live within 1-hour response time from the property to provide on-call responses for emergency services.
- All maintenance and engineering team members are required to report to work at earlier times (between 6AM-7AM) to remove snow or treat ice during inclement weather. Snow removal is a requirement of the job.
