Description

The Director is primarily responsible for the financial modeling and feasibility analysis of new investment opportunities. This role focuses on identifying projects that meet ITEX’s risk-return profile through rigorous financial modeling, underwriting, and market validation. You will act as the technical lead for all deal-related data, ensuring the Senior Vice President of Acquisitions and Development as well as the Investment Committee have an accurate financial roadmap for every potential acquisition or development. 


Key Responsibilities

  • Financial Modeling: Develop and manage complex dynamic models to test the feasibility of new construction and rehabilitation projects, including affordable, workforce, and market-rate housing. 
  • Detailed Underwriting: Lead the underwriting process for new opportunities, ensuring all assumptions regarding debt, equity, and operational costs are accurate and defensible. 
  • Business Development: Market our services in the form of RFPs or RFQs in order to secure further developments.
  • Feasibility Reporting: Draft comprehensive project summaries and investment memos for the President, COO, and Investment Committee. 
  • Market & Due Diligence: Conduct deep-dive due diligence and market research to validate financial projections and project viability. 
  • Contractual Oversight: Manage and review financial/contractual agreements with lenders and investors throughout the project lifecycle. 
  • Cross-Functional Collaboration: Coordinate with Construction and Property Management to obtain real-world cost and operational data back into financial models to ensure ongoing profitability.

Requirements

Requirements: Knowledge & Skills

  • Quantitative Mastery: Advanced proficiency in Microsoft Excel is essential, with a focus on building scalable models and performing sensitivity analysis. 
  • Technical Knowledge: Strong understanding of commercial real estate terms, documentation, and various deal structures (Multi-Family preferred). 
  • Analytical Communication: Ability to distill complex financial data into concise written and verbal reports. 
  • Self-Directed: Must be a self-starter capable of producing highly accurate, detailed work in a fast-paced environment. 

Education & Experience

  • Education: Bachelor’s degree in Finance, Accounting, Real Estate Development, or a related field. 
  • Experience: 4–7 years of experience in real estate development. 
  • Specialization: At least 4 years of specific experience within the Multi-Family industry. 

Physical Requirements 

  • Will be seated for extended periods of time
  • Repetitive use of digits due to data entry on a keyboard
  • Must be able to lift up to 25lbs
  • Frequent bending stooping and reaching in all directions
