Ensures responsive and efficient maintenance service for each apartment community within the corporation through the training and development of Maintenance Supervisors and staff. Director of Maintenance (DM) is additionally responsible for quality control of maintenance teams and all contracts. DM must write detailed contract specifications for major improvements and repairs. DM is responsible for ensuring compliance with all regulatory requirements and company policies and procedures. Assist all sites, as needed, in any capacity to ensure cost-effective operations and report back to Regional Property Managers.

Roles/Responsibilities:
- LMA
- Mentorship to Maintenance Supervisors
- Ownership of Property Operations and Corporate Safety, OSHA
- Ownership of Maintenance Training
- Oversight of New Development Multi-Site Maintenance Design Review
- Ownership of Vendor Selection
- Administration of Corporate Maintenance Contracts
- Company-Wide Maintenance Strategy/Initiatives/Compliance
- Other duties as assigned
Requirements:
- High school diploma or equivalent.
- CFC Refrigerant Certification in accordance with 40CFR Part 82, Subpart F.
- Certified Maintenance Specialist designee or possess the ability to obtain the designation within one (1) years’ time.
- IICRC certified or possess the ability to obtain the designation within six (6) months.
- Asbestos certified or possess the ability to obtain the designation within six (6) months.
- Mechanical aptitude with a minimum of four (4) years maintenance trade experience, including HVAC, plumbing, electrical, general maintenance and building systems knowledge.
- Good human relation skills ability to effectively supervise maintenance personnel.
- Must possess maintenance-related supervisory experience.
- Ability to organize and problem solve effectively.
- Ability to exercise good judgment and self-control.
- Current legal State of Virginia driver’s license.
- Good DMV driving record.
Physical Functions:
- Bending, kneeling, stretching, climbing stairs and ladders, squatting, and lifting up to sixty (60) pounds, lifting over sixty (60) pounds occasionally
