POSITION PURPOSE
The primary purpose of the Mobile Home Community Groundskeeper/Landscaping Technician is to maintain and enhance the overall appearance, cleanliness, and functionality of the mobile home community's outdoor spaces and common areas. As a vital member of the community management team, the Grounds Keeper is responsible for ensuring that the property's exterior spaces are aesthetically pleasing, safe, and well-maintained, thereby contributing to the overall satisfaction and well-being of the residents and visitors.
Groundskeeper/Landscaping Technician Compensation:
- Hourly Wage starting at $18-$22 per hour

Groundskeeper/Landscaping Technician Responsibilities:
Grounds Maintenance
- Maintain the overall appearance and cleanliness of the manufactured housing community.
- Mow, edge, trim, and blow common areas, vacant lots, and community green spaces.
- Prune trees, shrubs, hedges, and other landscaping as needed.
- Remove weeds from landscaped areas, sidewalks, curbs, and common spaces.
- Apply mulch, rock, soil, and other landscape materials to maintain curb appeal.
- Plant and maintain flowers, shrubs, trees, and seasonal landscaping.
Irrigation & Landscape Systems
- Inspect, operate, and perform basic repairs on irrigation and sprinkler systems.
- Monitor watering schedules and adjust irrigation settings based on weather conditions.
- Identify and report irrigation leaks, damaged sprinkler heads, or system malfunctions.
Community Appearance & Cleanliness
- Pick up litter and debris throughout the property.
- Empty community trash receptacles and maintain cleanliness of common areas.
- Remove leaves, branches, and other debris from roads, sidewalks, and drainage areas.
- Assist with community beautification projects and seasonal property enhancements.
Property Inspections
- Conduct routine inspections of community grounds and amenities.
- Identify and report safety hazards, property damage, vandalism, or maintenance concerns.
- Monitor vacant homesites and common areas to ensure compliance with community standards.
- Report resident violations related to landscaping, exterior maintenance, or property appearance.
Equipment Operation & Maintenance
- Safely operate landscaping equipment including mowers, trimmers, edgers, blowers, chainsaws, and utility vehicles.
- Perform routine maintenance and cleaning of landscaping equipment.
- Maintain inventory of landscaping supplies, tools, and materials.
- Report equipment repair needs and safety concerns promptly.
Snow Removal & Weather Response (where applicable)
- Assist with snow removal, ice control, and weather-related cleanup activities.
- Remove storm debris and assist with emergency property response efforts.
Resident & Team Support
- Interact professionally and courteously with residents, guests, vendors, and coworkers.
- Respond to resident concerns regarding grounds and common area maintenance.
- Assist maintenance technicians and community staff with property projects as assigned.
- Support community events, inspections, and special projects when needed.
Safety & Compliance
- Follow all company safety policies and procedures.
- Properly use personal protective equipment (PPE).
- Comply with local, state, and federal regulations related to landscaping and grounds maintenance.
- Maintain a clean, organized, and safe work environment.
Additional Duties
- Participate in after-hours emergency response as required.
- Complete assigned work orders related to groundskeeping and landscaping.
- Perform other duties as assigned to support community operations and resident satisfaction.
Groundskeeper/Landscaping Technician Qualifications:
- High school diploma or equivalent preferred.
- Minimum one (1) year of groundskeeping, landscaping, property maintenance, or related experience preferred.
- Experience maintaining large residential communities, apartment complexes, manufactured housing communities, or commercial properties preferred.
- Knowledge of basic landscaping practices including mowing, trimming, pruning, planting, and weed control.
- Basic understanding of irrigation and sprinkler systems, including troubleshooting and minor repairs.
- Ability to safely operate landscaping equipment such as mowers, trimmers, edgers, blowers, chainsaws, and utility vehicles.
- Ability to perform physically demanding work outdoors in varying weather conditions.
- Ability to lift, carry, push, and pull up to 50 pounds regularly and up to 75 pounds occasionally.
- Ability to walk, stand, bend, kneel, squat, climb, and perform repetitive physical tasks throughout the workday.
- Strong attention to detail and commitment to maintaining community appearance and curb appeal.
- Ability to identify maintenance issues, safety hazards, and property concerns and communicate them effectively.
- Ability to work independently with minimal supervision while managing multiple priorities.
- Strong work ethic with a dependable attendance record.
- Excellent customer service and interpersonal skills when interacting with residents, vendors, and team members.
- Ability to follow written and verbal instructions and complete assigned tasks in a timely manner.
- Valid driver's license and insurable driving record required.
- Ability to operate company vehicles and utility carts safely.
- Basic smartphone or tablet proficiency for work orders, communication, and company software preferred.
- Ability to work overtime, weekends, on-call shifts, or emergency response assignments as needed.
Preferred Qualifications:
- Experience working in a manufactured housing community, apartment community, self-storage facility, RV park, or similar property management environment.
- Experience with irrigation system installation and repair.
- Knowledge of basic maintenance, painting, or light repair work.
- Bilingual English/Spanish communication skills.
