Description

The Transactions team at Curbline Properties is looking for a Senior Transactions Associate in the Midwest to source, negotiate, and close small and medium-sized convenience retail acquisition opportunities. On a daily basis, the Senior Associate will lead transactions management and financial due diligence activities related to the acquisition and disposition of retail properties. This position plays a critical role in growing the Curbline portfolio by identifying convenience retail assets to acquire. To thrive in this role, we need a junior dealmaker who is well connected in the retail real estate industry with prior retail real estate financial modeling experience.


This position will work remotely in the Midwest (ie: St. Louis, MO; Kansas City, MO; Minneapolis, MN; Madison, WI). This position requires availability for occasional travel to tour assets, attend ICSC Conferences, and visit offices in Beachwood, OH and New York City, NY.


The expected salary range for this position is between $110,000 - $125,000. Actual compensation will be based on factors such as scope and responsibilities of the position, candidate's work experience, education/training, job-related skills, internal peer equity, geographical and industry market data, and business considerations and other factors permitted by law.


To be successful in this role, you will need to:

  • Source, negotiate, and close small and medium-sized acquisition opportunities independently
  • Prepare and review financial projections and pricing analyses (utilizing financial metrics such as internal rate of return, return on investment, loan amortization schedules, earnings accretion, etc.) related to the acquisition and disposition of real estate assets using technical software such as Excel and Argus as tools
  • Participate in drafting and review of transaction documents
  • Contribute daily to the current and future implementation of corporate strategy as it relates to the transactions team. Take initiative in deal origination and deal sourcing by establishing industry relationships. Works actively to identify and recommend new assets
  • Participate in the negotiation of business terms of acquisition and disposition transactions
  • Lead the transaction process by coordinating with other departments, brokers, and legal counsel to consummate acquisition and disposition transactions
  • Distribute property information to potential buyers or brokers hired by the company. Facilitate ongoing correspondence with these sources to make deal processes more efficient

We are looking for a Senior Associate with:

  • Prior analytical and dealmaking experience in the retail real estate industry 
  • Strong educational background in finance, accounting or real estate
  • Passion for retail real estate transactions and the dealmaking process
  • Exceptional attention to detail and well-developed analytical and problem-solving abilities
  • Real estate and business financial acumen to understand how work relates to the Company’s overall goals and strategies
