Job Summary

This position is responsible for overall equipment maintenance, reliability and repair while ensuring equipment productivity. The Maintenance Manager also manages utility consumption, operation of boilers, purchasing services, plant layout and equipment installation and maintenance to support efficient operations and optimum customer service. The Maintenance Manager also holds primary responsibility for the cleanliness and overall appearance of the company facility.
 

Essential Job Duties and Responsibilities

  • Assist in training and assure compliance with company, safety and environmental regulations, policies, procedures and rules
  • Coordinate the care and maintenance of all equipment with operations management to facilitate internal efficiency
  • Maintain and ensure all proper licenses and permits are up to date
  • Support Safety director to coordinate with regulatory authorities and insurance inspectors to ensure compliance
  • Follow company procurement policies regarding the purchase of parts, equipment, and services to support operations within      budget 
  • Utilize the company provided Preventative Maintenance Software to fully assure machinery remains in optimal condition
  • Maintain the cleanliness and overall appearance of physical facilities to support operations and protect the company's assets, as well as manage and develop facility layout as needed
  • Manage utilities consumption and ensure efficient boiler operation
  • Ensure boiler certification and maintenance is scheduled, performed and maintained
  • Manage the installation and maintenance of laundry facility machinery to support efficient operations
  • Assist in design, development and test and/or source and cost-justify various tools, machinery and equipment for      recommended manufacturing methods in cooperation with Safety Director
  • Apply statistical methods and perform product/process analysis to management for cost reduction, quality improvement, and improved efficiency
  • Assist with recruiting, hiring, training and supervising all maintenance employees and conducting regular performance      appraisals in partnership with General Manager
  • Follow, train and enforce hazard control procedures and PPE requirements within the facilities
  • Coordinate relationships with outside vendors and verify they have the proper paperwork (Insurance minimums, hold harmless,      etc.) to conduct business with Division

 Supervisory Responsibilities

The Maintenance Manager assists in overseeing maintenance employees and housekeepers within the Oklahoma location, Engineers, Electricians or Custodians within the facilities. The Maintenance Manager is responsible for the overall direction, coordination, and evaluation of these employees.
 

Minimum Qualifications

  • 7 - 10 years' experience in a fast-paced manufacturing setting - high speed manufacturing
  • 2-5 years management experience - proven experience in project management, meeting deadlines, directing a maintenance department, and managing and developing staff within a fast-paced manufacturing setting
  • Experience in a plant facility and support system operation and maintenance capacity
  • Production/manufacturing equipment maintenance and repair
  • Specific knowledge and experience with equipment maintenance and repair that at a minimum includes electrical including      PLC’s and 480V equipment, mechanical conveyors, boiler systems, steam and plumbing
  • Must be open to long hours, weekend, rotating shifts, provide support and back-up and subject to calls during hours away      from plant (24/7).
  • Knowledge of boiler operations 
  • Good human relations skills to provide leadership and work with the laundry facility team
  • Computer literacy
  • Quality orientation and high attention to detail
  • Ability to perform problem analysis and problem resolution
  • Experience with hazardous chemicals

· General mechanical maintenance as required

· Able to lift or manage up to 50 pounds without assistance

· Troubleshoot, support and repair of all production equipment

· Participate in scheduled/preventative maintenance on all production equipment

· Install, inspect, repair and maintain the mechanical, electrical and other related systems in all production and supporting departments

· Inspect, operate and maintain steam, heating cooling and water treatment systems in all locations

· Complete all necessary documentation as described under company guidelines. 

· Must comply with all company safety rules and policies

· Additional duties as assigned 

Preferred Qualifications

  • Experience within the commercial laundry services industry 
  • Bilingual - English/Spanish

Physical Requirements 

This position requires constant walking throughout the laundry facilities, carrying of tools and equipment of up to 50 pounds on occasion.

· Constant walking, standing stooping to access and repair, diagnose and work on various machinery and equipment.

· Frequent transporting of objects and materials or equipment weighting up to 50 lbs through buildings and plant facilities to setup equipment, perform installations, etc. 

· Frequent operation of hand and power tools to make repairs to equipment and machinery.

· Frequent twisting and bending of the neck and at the waist, kneeling crawling to access equipment to maintain, inspect and repair machinery and equipment.

· Frequent work at heights such as ladders or scaffolding and accessing roof

· Frequent ability to perform work in small tight areas such as permit required confined spaces

· Ability to frequently wear required personal protective equipment that can include facemask, respirators, earplugs, gloves, protective safety eyewear, etc.

  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • Required to wear and use personal protective equipment as required by job task based on hazard assessment.
  • Ability to hear for safety and awareness of surroundings.

 Work Environment

Production areas of a typical commercial laundry facility, which includes working with and around large machinery, variations in temperature (non-air-conditioned work area), noise, humidity, odors, biological hazards and other hazards. Frequent exposure to hazards including confined spaces, chemicals, steam under pressure, climbing, working in positions above and under equipment and throughout/outside of the facility.

The position performs preventative and predictive maintenance on all production and supporting equipment.

· Conduct preventive and predictive maintenance programs and keep maintenance records

· Must be very computer literate

· May install, maintain, and calibrate industrial instrumentation and related devices

· Maintain, repair, test and install electrical motors, hydraulic and pneumatic electrical control systems

· Perform general mechanical maintenance on production equipment as required

· Troubleshoot, support, and repair all production equipment

· Determine material, parts, and equipment to be used for repair, installation and stock and communicate same to Head of Maintenance

· Participate in scheduled/preventative maintenance on all production equipment

· Install, inspect, repair, and maintain the mechanical, electrical, and other related systems in all production and supporting departments

· Inspect, operate, and maintain steam, heating cooling and water treatment systems in entire facility

Minimum Qualifications

· Ability to read and interpret documents such as safety rules, operating and maintenance instructions in procedure manuals. 

· Must have valid driver’s license

· Quality orientation and high attention to detail 

· Ability to manage multiple tasks and priorities and easily adapt

· Pass a background check and drug screen, in accordance with applicable laws

· Basic knowledge and understanding of LOTO and OSHA safety requirements as related to industrial operations

· Physical demands include constant standing and frequent walking throughout entire work shift. Maintain body equilibrium to prevent falling when walking, standing, or crouching on work surface to access and repair, diagnose, and work on various machinery and equipment.

· Constant reaching above and below shoulder height, twisting, applying pressure, grasping, and pulling (including fingers, thumb, and palm) items in a repetitive motion.

· Lifting and raising objects from a lower to a higher position or moving objects horizontally from position to position. This occurs constantly throughout the shift requiring substantial use of the upper arms, shoulders, and back muscles.

· All employees working in this role must be able to constantly ascend and descend stairways, and ladders or scaffolding including accessing roof throughout the entire facility for the duration of the shift

· Frequent twisting and bending of the neck and at the waist, kneeling crawling to access equipment to maintain, inspect and repair machinery and equipment.

· Constant throughout entire 8-hour shift, fingering, fine manipulation, picking and grasping primarily with fingers rather than with the whole hand or arm. 

· Repetitive hand movement includes simple and power grasping, pushing, and pulling items.

· Heavy work, including the ability to exert force, lift and move up to 50 pounds on a frequent basis and exerting force and lifting up to 20 pounds force constantly to move objects throughout the entire facility. 

· Pulling, using upper arms and shoulders to exert force in order to draw, drag, haul or tug objects in a sustained motion.

Workers are subject to sustained hot working environment. Internal and external environmental conditions without cooling air conditioning and internal temperatures vary and can be within a range of 90 degrees Fahrenheit and higher. Workers are exposed to noise. There is sufficient noise to require the worker to shout to be heard above ambient noise level.
