Position Summary
The Maintenance Assistant supports Essential Duties and Responsibilitiues the daily operations of HABD’s residential properties by assisting with repairs, preventive maintenance, and general upkeep of units and facilities. This role works under the supervision of senior maintenance personnel and plays a critical part in ensuring that all HABD properties are safe, clean, and well-maintained for residents.
Essential Duties and Responsibilities
- Assist maintenance technicians with basic repairs
- Perform routine property maintenance such as changing light bulbs, unclogging drains, replacing air filters, and patching walls.
- Conduct janitorial duties including sweeping, mopping, trash removal, and groundskeeping around residential units and common areas.
- Help prepare vacant units for occupancy, including painting, minor repairs, cleaning, and unit inspections.
- Report observed maintenance issues or safety hazards to supervisors promptly.
- Operate hand tools and power equipment safely and efficiently under guidance.
- Maintain maintenance logs, service requests, and inventory of supplies and tools used.
- Assist with seasonal maintenance tasks such as snow removal, lawn care, or pest control.
- Ensure compliance with HABD policies, HUD regulations, and OSHA safety standards.
- Provide courteous service to residents and respond to maintenance inquiries professionally.
- Other job related duties as assigned.
Education and/or Experience
- High school diploma or GED preferred.
- Six (6) months of general maintenance, construction, or custodial experience preferred. A Combination of education and/or experience may be considered.
- Basic knowledge of tools, safety procedures, and maintenance techniques.
- Ability to follow written and verbal instructions.
- Valid driver’s license preferred.
Technical Skills
To perform this job successfully, the employee should have strong computer skills (e.g., MS Word, Excel, PowerPoint, and Outlook). Must be able to learn other computer software programs as required by assigned tasks.

- Physical ability to lift up to 50 lbs., climb ladders, and work in varying environmental conditions.

- Frequently uses hands and fingers to handle, grasp, operate, and manipulate tools, equipment, and materials.
- Occasionally climbs ladders and works in elevated or confined spaces while performing assigned maintenance tasks.
- Performs repetitive movements and physical activities associated with general repairs, preventive maintenance, cleaning, and property upkeep.
- Must be able to perform duties in indoor and outdoor environments, including exposure to varying weather conditions, temperatures, noise, dust, and maintenance-related materials.
- Requires sufficient visual and auditory abilities to identify maintenance concerns, operate equipment safely, and communicate effectively with supervisors, coworkers, and residents.
- Must be able to safely operate hand tools, power tools, and other maintenance equipment necessary to complete assigned tasks.
Working Conditions
- Work is performed both indoors and outdoors in residential and facility environments. May be exposed to dust, cleaning agents, noise, and inclement weather.
