What you will be doing

As Staff Counsel, you will own Ad-West’s approach to eviction and lease enforcement across the portfolio. Your work is focused on resolving problem households quickly, legally, and consistently, with a preference for outcomes that achieve compliance or move-out without court involvement when possible.

You will be deeply embedded in operations—working closely with property management teams and leadership to determine the fastest, safest path to resolution in each case. This role requires great judgment, decisiveness, and the ability to balance legal risk with real-world realities on the ground.

In addition to case-level execution, you will build and maintain the systems, playbooks, and decision frameworks that allow this work to scale across a geographically dispersed portfolio.

This role rewards attorneys who enjoy learning new domains quickly and using first-principles thinking to design better ways of working.


Key Responsibilities

Eviction & Resolution Strategy

· Own Ad-West’s eviction and lease-enforcement approach across the portfolio

· Determine when eviction is necessary versus when faster, non-court resolutions are more effective

· Drive timely, legally compliant outcomes that protect residents, staff, and the community

· Find practical, sometimes non-obvious, paths to resolution using judgment, timing, and strategy, not just standard legal process.

Execution & Case Management

· Prepare and issue required notices and filings

· Manage cases from first notice through resolution with speed, consistency, and high success rates

Playbooks, Systems & Consistency

· Build and maintain eviction and enforcement playbooks

· Turn recurring issues into repeatable, scalable processes

Site & Leadership Support

· Make clear, timely enforcement decisions that our property operations teams can act on immediately.

· Advise on high-risk and sensitive resident situations

· Ensure enforcement aligns with Ad-West’s standards for safety, fairness, and community well-being

Outside Counsel Coordination

· Engage local counsel when in-person hearings or trials require it

· Ensure outside counsel executes within Ad-West’s playbook and strategy

Qualifications

· JD from an accredited law school

· 3+ years of legal experience 

· Admission to the bar in Washington State

· Excellent communication (written and oral), organizational, and analytical skills.

· Ability to work independently and exercise sound judgement in prioritizing tasks.


Required Physical/Work Conditions

· Office / computer work 

· Primarily sedentary work in an office or home-office setting

· Extended periods of computer use (typing, reading, reviewing documents)

· Ability to sit/stand for prolonged periods

· Ability to communicate by phone/video and in writing

· Document handling 

· Occasional lifting of files/materials (ex: up to 15 lbs)

· Schedule expectations 

· Standard business hours, with occasional flexibility as business needs arise

· Time-sensitive deadlines may require responsiveness during urgent resident/property situations

· Occasional travel for hearings, site visits, trainings, or operational support

· Overnight travel may be required occasionally

Starting Pay: $130,000-$150,000 DOE
