Description

Essential Functions:

  •   Ensure the safe and proper operations of HVAC, Fire Life Safety equipment, electrical systems and plumbing systems and report
      deficiencies to be addressed.
  •   Be familiar with self-contained units, cooling towers/chillers, boilers/heaters, pump/motor systems, BAS/EMS systems, electrical 
      systems/switchgears, generators, plumbing systems, water treatment, and fire/life safety systems.
  •   Oversee/assist/perform HVAC maintenance and repairs, contracted or in-house as needed.
  •   Perform minor plumbing repairs, such as restrooms repairs on sinks, water closets, and showers/drains if present.
  •   Perform minor electrical repairs, such as light bulb replacements and ballasts replacement.
  •   Operate, maintain and repair all auxiliary equipment associated with HVAC operations. Perform minor repairs such as change out filters; clean  
      out strainers; check coils, controls, valves, sensors, etc…;
  •   Complete all work requests/work orders on time.
  •   Successfully respond to tenant/client requests/issues within a standard turnaround time established by the company; emergency calls are  
      immediate respond and standard calls are within 24 hours.
  •   Ensure all mechanical /electrical areas are maintained in a clean manner.
  •   Assist with scheduling budgeted maintenance projects and verify completion.
  •   Support building owners and their assigned representatives with information and execution of repairs and capital projects.
  •   Ability to review, read, and interpret floor plans and blue prints with MEPs and structural information and layouts.
  •   Coordinate with various subcontractors for preventive maintenance and emergency services. Escort and monitor as needed and follow up to I  
      ensure work is completed satisfactory.
  •   Purchasing and monitor inventory of repair and maintenance parts and tools as needed.  Track and keep receipts for documenting purchases.
  •   Supervise minor construction and tenant improvement projects.
  •   Availability to respond to emergency situations after-hours, holidays (24/7).



Requirements

Position Requirements:

  • Five years minimum experience in the field.
  • Experience working in a commercial/retail environment preferred.
  • Ability to maintain documentation and logs for preventive maintenance, inspections and repairs
  • Proficiency with computerized systems and communications.
  • Valid, active drivers license and reliable vehicle
