Responsibilities 

· Assist in the review of asset financials, variance analysis, and performance metrics to help ensure or exceed expected returns.

· Participate in annual site inspections of Roers Companies’ assets.

· Conduct market research for both current and future project locations.

· Provide internal and external reporting on asset performance, including participation in Roers’ internal monthly asset reviews.

· Assist in asset valuation, disposition, and refinancing efforts.

· Assist the Financial Analysts with property insurance matters, including vendor coordination, large claims, coverage reviews, and renewals.

· Assist in the approval and monitoring of capital expenditures.

· Take ownership of and lead projects focused on improving the performance and positioning of select Roers operating assets.

· Work with owners, developers, and associates to create accurate and timely cash flow forecasts across the company.

· Complete monthly, quarterly, and annual variance analysis of actual results to budget/forecasted results.

· Review of real estate partnership agreements to understand distribution waterfalls, ownership structures, and capital accounts to understand cash flow of multi-tiered value event transactions

· Other ad hoc projects as determined by leadership, primarily the Associate Director of Asset Management, Asset Managers, and Asset Management Analysts.

Requirements
  • Must be enrolled in a bachelor’s degree program pursuing a degree in Finance, Real Estate, Accounting, Economics, or a related field.
  • Experience in multifamily housing: both market rate and affordable (LIHTC & workforce) is a plus, but not required.
  • Proficiency in Microsoft Excel and other Office programs required.
  • Candidate must be a strong collaborator and a self-starter.
  • Exceptional verbal and written communication skills necessary. Must have the ability to interact with a wide range of people, both inside and outside the organization.
  • Strong organizational skills and ability to meet deadlines.
  • Able to undertake multiple projects, manage shifting priorities, and handle a strong workload.
  • Demonstrates an entrepreneurial and ownership mindset - embraces challenges, is determined to win, puts clients and teammates first, and operates with collaboration, curiosity, self-motivation, and trust.
  • Has a high level of integrity – trusted, direct, truthful.
  • Experience with property accounting software such as Yardi or equivalent is a plus, but not required.

Pay: $22.00 / hr
