The Maintenance Technician is responsible for the day-to-day maintenance, repair, and overall physical care of apartment buildings/complexes. This hands on role supports the Building Superintendent and property management team to ensure a well maintained, safe, and high quality living environment for all residents. The ideal candidate is a reliable professional with strong technical skills, a customer service mindset, and residential or multi-unit properties.
Key Responsibilities
General Maintenance & Repairs
- Complete daily service work orders with professionalism and attention to detail.
- Prepare market ready apartments, including cleaning, repairs, painting, and installations.
- Perform electrical repairs such as lighting fixtures, switches, outlets, appliances, and related equipment.
- Conduct plumbing repairs including clearing stoppages, repairing leaks, replacing fittings and valves, and basic pipe work.
- Perform carpentry tasks including fitting doors, installing molding, floor repairs, framing, sanding, and refinishing.
- Complete sheetrock repair, spackling, priming, and painting as needed.
- Assist with flooring repairs or replacements.
Building Operations & Property Care
- Maintain all common areas, including lobbies, hallways, laundry rooms, elevators, and amenity spaces in accordance with company standards.
- Conduct routine cleaning and custodial tasks for resident turnover.
- Maintain building grounds, walkways, and exterior areas.
- Perform repairs involving concrete, roofing, masonry, and fencing as necessary.
- Participate in all ongoing building improvement and capital projects.
- Support HVAC controls and ensure familiarity with building mechanical systems.
Emergency Response & On Call Rotation
- Participate in the on call rotation for nights, weekends, and holidays.
- Respond promptly to emergency requests including floods, power outages, leaks, and safety risks.
- Demonstrate full knowledge of emergency building shutoffs (water, electrical, gas).
Inspections & Compliance
- Conduct annual and periodic apartment inspections.
- Identify safety hazards and report or resolve issues promptly.
- Assist with compliance efforts and preventative maintenance schedules.
Resident & Team Communication
- Professionally interact with residents, providing high quality service and clear communication.
- Deliver notices to residents and support the Property Manager with building updates.
- Work collaboratively with the maintenance and management team to ensure exceptional property operations.
Seasonal Duties
- Participate in snow and ice removal efforts, including shoveling, salting, and maintaining walkways.
- Assist with seasonal building preparation tasks (HVAC, landscaping, winterization, etc.).

Compensation Range: $23 to $26 per hour
Qualifications
- High School Diploma or GED required.
- Minimum of 1 year of maintenance experience, preferably in apartment communities or related residential environments.
- Valid driver’s license; reliable transportation to assigned property.
- Personal set of basic tools required.
- Strong communication and customer service skills.
- Ability to work independently and as part of a team.
Physical Requirements
- Ability to lift 70–75 lbs. unassisted.
- Ability to climb ladders and access rooftops (25–30 ft).
- Ability to work in confined spaces or crouched positions for extended periods.
- Comfortable working overhead with power tools, hand tools, and painting equipment.
- Ability to shovel snow or perform outdoor work for extended periods.
