Position Summary:

The Lease-Up Property Manager is responsible for the successful launch, stabilization, and ongoing management of a newly constructed or renovated property. This role focuses on driving leasing velocity, building strong on-site teams, implementing operational systems, and delivering exceptional resident experiences while ensuring compliance with company policies and applicable regulations.

Key Responsibilities:

Lease-Up & Operations:

- Lead all aspects of the lease-up process from pre-opening through stabilization

- Develop and execute leasing, marketing, and pricing strategies to meet absorption goals

- Collaborate with marketing, construction, and ownership teams during pre-lease and opening phases

- Ensure readiness for opening, including unit inspections, model setup, and operational systems

Financial & Asset Management:

- Prepare and manage property budgets, forecasts, and variance reports

- Monitor rent collections, delinquency, and expense controls

- Approve invoices, manage vendor contracts, and oversee capital and operating expenditures

- Achieve NOI and occupancy targets set by ownership

Team Leadership & Staffing:

- Recruit, train, and supervise on-site staff

- Establish performance expectations and conduct regular coaching and evaluations

- Foster a culture of accountability, customer service, and teamwork

- Proactive in identifying potential team conflicts and implementing mediating strategies 

Leasing & Resident Experience:

- Oversee leasing activities including tours, applications, approvals, and move-ins

- Ensure compliance with Fair Housing and company leasing policies

- Handle resident concerns and conflict resolution professionally

- Resident retention and engagement

Compliance & Risk Management:

- Ensure compliance with Fair Housing, OSHA, local housing laws, and company policies

- Maintain accurate records, reports, and leasing documentation

- Conduct regular property inspections and ensure safety standards are met

Qualifications:

Required:

- 3+ years of multifamily property management experience

- Prior lease-up experience strongly preferred

- Strong financial and leadership skills

- Proficiency with property management software (Yardi, RealPage, MRI, AppFolio)

Preferred:

- CAM, CPM, or ARM designation

- Experience with new construction or large-scale lease-ups

Physical & Work Requirements:

- Ability to walk the property and climb stairs

- Flexibility to work weekends and extended hours during lease-up
