 Job Title: Live-In Maintenance Supervisor
Location: Kingsbridge, Bronx, NY
Schedule: Full-Time | 7:00 AM – 4:00 PM | 5 Days per Week
Position Type: Union Position (Must comply with union requirements)
Housing Benefit: Live-in apartment provided rent-free


We are seeking a skilled and experienced Live-In Maintenance Supervisor to oversee the daily maintenance operations of a residential property in Kingsbridge, Bronx, NY. The ideal candidate will be hands-on, organized, and capable of leading a maintenance team while ensuring the property is maintained to the highest standards.

The Maintenance Supervisor will also be required to attend all necessary training sessions. A valid driver’s license and reliable transportation are required.


Responsibilities

  • Supervise and coordinate maintenance staff and daily operations
  • Prioritize and manage work orders efficiently
  • Develop and implement preventive maintenance schedules and procedures
  • Inspect facilities, building systems, and equipment to identify and resolve issues
  • Maintain awareness of the condition of all vacant apartments
  • Ensure compliance with safety regulations, building codes, and company policies
  • Maintain accurate records of maintenance work, repairs, and inspections
  • Order supplies, tools, and equipment while maintaining inventory levels
  • Train, mentor, and support maintenance staff
  • Coordinate maintenance activities with other departments as needed
  • Respond to emergency maintenance situations when required

Qualifications & Requirements

  • High school diploma or equivalent required; technical certification or degree preferred
  • Minimum of 3 years of experience as a Maintenance Supervisor or in a similar leadership role
  • Strong knowledge of building maintenance procedures and repair techniques
  • Experience with HVAC systems and residential appliances
  • Working knowledge of plumbing, electrical systems, carpentry, and drywall repair
  • Strong leadership skills with the ability to supervise, train, and motivate staff
  • Excellent organizational and time-management abilities
  • Ability to prioritize multiple tasks in a fast-paced environment
  • Strong communication and interpersonal skills
  • Proficiency in Microsoft Office and maintenance management software
  • Ability to work flexible hours and remain on-call for emergencies
  • Valid driver’s license and reliable transportation required
  • Must comply with all union requirements
