Due to continued growth, we’re seeking an exceptional Regional Property Manager to own the business plan execution for a portfolio of 8 multifamily properties in Gainesville and play a key role in strengthening profitability while continuing to exceed resident expectations. 


About the Role

The Regional Property Manager will manage operations for a multifamily portfolio (all conventional) in Gainesville, FL. Key responsibilities include strengthening employee development and portfolio profitability, and leading owner communications. 

  • Salary: $70,000 - $90,000 base salary + bonus eligible 
  • Schedule: Full Time, Standard Office Hours are Monday - Friday, 8:30am to 5:30pm
  • Location: Atrium’s Gainesville Office, 1220 NW 12th St, Gainesville, FL 32601 (with local travel to 

Portfolio Snapshot: 

  • Approx 1,000 units across 8 multi-family communities
  • Conventional, workforce assets (no student housing)
  • Located throughout Gainesville, all within a 10-mile radius

Job Description

  • Serve as the primary leader for the Gainesville portfolio, ensuring execution of business plans and alignment with ownership objectives
  • Understand and effectively communicate the terms of the Property Management Agreement (PMA)
  • Drive operational performance across ~1,000 units, with direct accountability for NOI growth, occupancy, and expense control
  • Confidently advocate for property needs (capex, staffing, operational changes) using data-driven recommendations
  • Implement effective cost control, revenue maximization, and delinquency management
  • Lead budget creation, re-forecasting, and financial performance reviews, ensuring alignment with ownership expectations
  • Ensure all required weekly, monthly, and quarterly reports are completed accurately and in a timely manner
  • Train and motivate associates to achieve sales goals
  • Maintain thorough product knowledge on all properties and that of major competition
  • Ensure that the established policies and procedures are within the Company’s policies
  • Understanding of current legal responsibilities of the properties
  • Oversight of property risk management, safety standards and team member and resident liability, working closely with onsite teams to ensure timely preparation of rent ready units

Requirements:

  • 5+ years of Property Management experience
  • 3+ years of management experience with ascending executive responsibility
  • Local Gainesville travel required 
  • Ability and willingness to travel to Orlando for corporate meetings, events, etc as needed (minimum 1x/mo)
  • Excellent communication and interpersonal skills on phone, video call, email, and in-person
  • Strong understanding of leasing performance, revenue management, and resident experience
  • Strong knowledge of Appfolio or similar property management software 
  • Ability to draw data results from systems-driven reporting and communicate its financial terms to stakeholders
  • Experience working with financials and budgets
  • Demonstrate strong client and team management skills

Preferred Qualifications:

  • Bachelor’s Degree 
  • CPM, CCI, RPA, CAM, or similar industry accreditation 
  • FL Real Estate License is nice to have
  • 2-3 years of Regional Property Manager experience within multi-family portfolio
