Summary 

The Director of Marketing is a strategic leader responsible for Omega Builders' brand growth and market expansion. This role serves as the bridge between market data and executive decision-making, overseeing the full marketing ecosystem to ensure product offerings, pricing strategies, and lead generation initiatives are data-driven and aligned with market demand. The Director manages the marketing budget, shapes the company's product and community strategy, and fosters a culture of performance and continuous improvement across the marketing team.


Essential Duties

Market Intelligence & Strategic Analysis

  • Develop and manage the marketing strategy and alignment with company goals
  • Lead market research, feasibility studies, and site selection; evaluate demographic, economic, and competitive trends; including SWOT analysis, absorption rates, and buyer behavior to identify high-growth opportunities and optimize product positioning 
  • Translate market intelligence into actionable strategies and pricing models
  • Partner with Sales, Construction, and Design to optimize product offerings and maximize margins and sales velocity
  • Oversee community launch processes including Community Kickoff meetings
  • Monitors community and product performance against established sales goals
  • Develop strategies to move aging inventory

Data & Performance Analytics

  • Build and sustain a data-driven culture by establishing and monitoring clear KPIs across all marketing functions 
  • Translate key metrics into executive-level insights and recommendations
  • Oversee tracking, analysis, and reporting of performance metrics including web traffic, lead-to-sale conversions, community-level performance, and ROI across digital advertising, email, and social media channels
  • Continuously analyze and improve the marketing and sales funnel, identifying opportunities to optimize cost-per-lead, lead qualification, and overall conversion rates

Marketing Operations & Systems

  • Develop and execute the annual marketing plan and budget
  • Lead the identification, evaluation, and integration of emerging marketing technologies, systems, and AI-driven innovations
  • Strengthen and protect Omega's brand positioning across all markets, ensuring every customer-facing asset including digital, print, photography, and collateral reflects the company's standards
  • Implement and monitor the optimization, data integrity, and integration of all marketing systems, including current and emerging technologies
  • Develop and streamline marketing business processes to improve team efficiency and scalability
  • Establish website performance, SEO standards, and emerging AI/LLM search optimization

Team Leadership & Financial Oversight

  • Lead, mentor, and develop the marketing team, fostering accountability, collaboration, and high-performance execution
  • Create and manage the marketing budget across all channels to maximize ROI; oversee vendor relationships, outsourcing, advertising, and other expenditures
  • Ensure company initiatives are fully integrated, facilitating a seamless customer-centric experience from first touch to closing
  • Serve as a key partner to the leadership team on strategic planning and revenue initiatives
  • Other duties as assigned

Knowledge, Skills & Abilities

  • Strategic vision with the ability to translate complex market data into actionable strategies and product and market recommendations
  • Advanced analytical proficiency including data modeling, statistical methods
  • Proven leadership ability - motivating teams, managing cross-departmental expectations, and driving high-stakes projects in a deadline-driven environment
  • Sophisticated written and verbal communication skills suitable for executive-level reporting and public brand representation
  • Strong understanding of company’s core product
  • Ability to connect marketing activity to margin-positive home sales outcomes at the community level
  • Proven ability to enhance website performance by auditing navigation, refining content hierarchy, and driving user-centric design improvements
  • Understanding of social media ecosystems, with the ability to develop and execute cross-platform strategies that increase brand awareness and engagement


Requirements
  • Bachelor's degree in Marketing, Business Administration, or a related field required; Master's degree preferred
  • 8–10 years of professional marketing experience preferred, with significant exposure to residential construction or real estate preferred
