Description

Role Purpose:

A Camden Homes Construction Manager oversees all construction activities in their project(s) to ensure he/she completes homes on time, with the finest quality workmanship at the best possible market value. Construction Managers are responsible for the quality, production, and appearance of the community/communities they are assigned.


Functional Accountabilities

Follow all Camden Homes Core Values, Systems and Processes

Must follow written and established processes and procedures.

Camden Homes Construction Code of Ethics

Must follow and align with the Code of Ethics.

Maintain and Deliver Clean Homes

All honnesites are to be clean, neat, and organized.

Deliver Homes On Time / Deliver Homes On Budget

Complete homes in less than 120 calendar days. 

Complete homes on or before the completion date. 

Less than $400 in total EPO's per house.

Seven our less items on Quality Walk Inspections

Utilize Construction SCH Software

Schedule and maintain all BuildTopia schedules for 2 weeks in advance.

Report Key Production Indicators 1 / 2 / 3

Report Slab and Frames completions.

Report all Final Inspections, CO's, and Final Surveys.

Schedule final quality walks with Area Construction Manager.

Exception Customer Serevice 

Schedule Orientation Walks and reply to CTC.

Complete customer Orentation Walks.

Respond to Warrantly claims within 24 hours.

Resolve warrantly requests within 7 business days.

OSHA and Safety

Zero violations and Zero safety incidents. 

Complete OSHA 10-Hour Certificate within 100 days from hire date

Authority:

(What decisions can/can't the person make without asking permission)

Can communicate up vendors chain of command to move the schedule forward.

Cannot hire, fire vendors, change PO's or award contracts to vendors for future projects.

TEAM MANAGEMENT:

Manage a team of trades and suppliers to complete homes on time.

DELEGATE:

Delegate tasks as needed to complete homes and assign tasks to laborers/subordinates.

LEADERSHIP:

Communicate, motivate, and train vendors on the expectations of Camden Homes.

ORGANIZATION:

Maintain a high level of organization in day-to-day tasks. Use routines and Ck lists.

COMMUNICATION:

Highly skilled communicator. "Communicates Aggressively".

PRIORTIZING / PLANNING:

Always do what matters most before what matters least. Fail to plan, plan to fail. Stay 1,2 or 3 steps ahead.

Use planning tools. (iPad/Planner)

RISK MANAGEMENT:

Reacting positively and making the best decision to things un-planned.

Planning with intense focus. Setting, following, and reaching key milestones. Accept feedback. Continually improve.
