Reports To: Community Manager and/or Service Manager
FLSA Status: Non-Exempt

Position Summary

The Groundskeeper is responsible for maintaining the overall appearance, cleanliness, and curb appeal of the community. This position ensures that the property's grounds, common areas, amenities, and exterior spaces are clean, safe, and welcoming for residents, prospects, and visitors. The Groundskeeper also assists with apartment turns, minor maintenance tasks, and community-wide projects as directed.

Essential Functions

Grounds and Community Appearance

  • Maintain the cleanliness and appearance of the community, including parking lots, sidewalks, breezeways, landscaping beds, amenity areas, and other common areas. 
  • Remove litter, debris, pet waste, and other refuse from the community on a daily basis. 
  • Empty trash receptacles and transport refuse to designated disposal areas. 
  • Assist in maintaining the cleanliness and appearance of dumpster and compactor areas. 
  • Report any hazardous conditions, property damage, safety concerns, or maintenance issues to management immediately. 
  • Assist with snow, ice, storm preparation, or weather-related cleanup as needed, where applicable. 

Apartment Turn and Maintenance Support

  • Remove trash, abandoned items, and debris from vacant apartments prior to the make-ready process. 
  • Assist with apartment turns, including cleaning, painting preparation, and other tasks as assigned. 
  • Complete minor maintenance and service-related tasks within the scope of training and experience. 
  • Assist the maintenance team with property improvement projects and preventative maintenance activities. 

Resident and Customer Service

  • Interact professionally and courteously with residents, prospects, vendors, and team members. 
  • Respond to resident questions and direct maintenance concerns to the appropriate team member. 
  • Distribute resident notices, communications, and community materials as directed. 
  • Contribute to a positive resident experience by maintaining high standards of cleanliness and presentation throughout the      community. 

Safety and Compliance

  • Follow all company safety policies and procedures. 
  • Use tools, equipment, and chemicals safely and according to manufacturer guidelines. 
  • Attend required safety meetings and complete assigned training. 
  • Immediately report accidents, injuries, incidents, and unsafe conditions. 
  • Maintain compliance with all applicable federal, state, and local regulations.

Requirements

Qualifications

Education and Experience

  • High school diploma or GED preferred. 
  • Previous groundskeeping, janitorial, maintenance, landscaping, or related experience preferred. 
  • Multifamily housing experience is a plus. 

Knowledge, Skills, and Abilities

  • Ability to work independently and manage daily responsibilities with minimal supervision. 
  • Strong attention to detail and commitment to maintaining community appearance standards. 
  • Ability to communicate professionally with residents and team members. 
  • Basic knowledge of hand tools and general maintenance practices preferred. 
  • Ability to follow verbal and written instructions. 

Physical Requirements

  • Frequently walk the property for extended periods of time. 
  • Frequently bend, stoop, kneel, climb, reach, and lift. 
  • Ability to lift and carry up to 50 pounds. 
  • Ability to work outdoors in varying weather conditions. 
  • Ability to safely operate hand tools, power equipment, and other groundskeeping equipment as required. 

Work Schedule

  • Regular attendance is an essential function of the position. 
  • Must be available to work a flexible schedule, which may include weekends and holidays as business needs require. 
Salary Description
$17.00 - $18.00/hr
