The Opportunity
We are seeking a skilled and proactive Operations Engineer at Atlantic Station to maintain the physical and operational integrity of our premium shopping center. In this full-time, non-exempt role, you will work under the direction of the Sr. Operations Manager to troubleshoot, repair, and execute preventive maintenance across all mechanical, electrical, HVAC, plumbing, and structural systems. What You’ll Do
1. Preventive & Corrective Maintenance
- Systems Repair: Routinely inspect, troubleshoot, and repair mechanical, electrical, HVAC, and plumbing systems across the property.
- Equipment Optimization: Perform hands-on preventive maintenance on critical infrastructure, including pumps, fans, and air handling units (AHUs), and perform routine cooling tower cleaning.
- Property Upkeep: Maintain the property’s aesthetic appeal by executing a variety of structural repairs, including painting, drywall patching, and basic carpentry work.
2. Testing, Inspection & Compliance
- Safety Systems: Conduct vital regulatory testing, including monthly fire pump and backup generator testing.
- Routine Inspections: Regularly evaluate facility systems, perform component greasing, and replace filters to maximize equipment lifecycles.
- Safety Culture: Adhere strictly to all applicable local, state, and federal regulatory guidelines, including OSHA standards, to maintain a safe working environment.
3. Operations & Team Support
- Meticulous Records: Document all maintenance activities in logs and ensure proper inventory levels for essential tools, equipment, and supplies.
- Placemaking Collaboration: Assist other departments, such as Marketing with event setup and teardown, ensuring community activations run smoothly.
What You Bring to the Table
Experience & Education
- Proven Tenure: A minimum of 1–3 years of dedicated building maintenance experience spanning carpentry, HVAC, electrical, mechanical, and plumbing trades.
- Academic & Technical Background: High School Diploma or GED is preferred; technical school certifications are highly desirable.
- Licensure: A valid Driver's License is required.
Technical & Physical Skills
- Technical Breadth: Basic foundational knowledge of commercial electrical systems, fire protection hydraulics, and building alarm systems.
- Blueprint Literacy: Demonstrated ability to read and interpret plans, blueprints, and technical schematic drawings.
- Physical Stamina: Ability to safely lift and carry up to 50 pounds and perform active physical labor across a dynamic retail environment.

- Autonomy: A self-starter who can work independently, diagnose equipment failures accurately, and apply sound common-sense solutions to daily technical challenges.
- Availability: Must be able to work a flexible schedule, including nights, weekends, and remain on-call as needed to support property operations.
