The Opportunity


Manages the day-to-day leasing and marketing operations of an assigned property to achieve established budgeted financial and operational goals and ensures that the operation of the property complies with CVL policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations. 


Key Responsibilities


Strategic

  • Supports the Property Manager in executing financial and resident satisfaction goals. Monitors property performance and reports trends or concerns to management.
  • Assists in meeting targeted revenues by recommending rent rates, and cost-cutting measures. Controls expenditure by staying within the constraints of the approved budget. 
  • Supports the leasing team by meeting regularly, conducting property tours, providing updates and information about the property’s performance, and responding to requests as needed.
  • Shops comparable projects in the marketplace monthly

Property Management

  • Supports the Property Manager in fostering a culture of professionalism and resident care. Participates in team meetings and helps ensure staff follow CVL policies and performance expectations.
  • Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. 
  • Plans and coordinates resident activities
  • Make appointments, show apartments, screens applicants, and verify applications for completion. 
  • Assists in tracking expenses, rental income, and resident satisfaction to support the property’s financial and operational goals.
  • Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.
  • Assists in ensuring rent and fees are collected and posted in a timely manner and supports the preparation of financial reports as directed.
  • Assists in overseeing the lease enforcement process by approving prospective resident applications, discounts, renewal leases, ensure proof of renters insurance, conducts periodic apartment inspections, follows proper notice requirements, imposes and collects late fees and other charges as allowable and stated in the terms of the lease. 
  • Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.

Requirements

Physical Requirements

  • While performing the duties of this job, the employee is regularly required to talk or hear. The employee is frequently required to sit, stand, walk, use hands and fingers, handle or feel, and reach with hands and arms. 

What We're Looking For

  • 1+ year of property management or real estate experience, or equivalent combination of education and experience in a customer-facing or operations role. 
  • Have good knowledge of troubleshooting techniques to determine exact problems and resolve them accordingly. 
  • Communication and critical thinking skills 
  • Interpersonal skills to interact with employees or residents of the buildings in a pleasant and professional manner. 
  • Sense of urgency and ability to properly prioritize time-sensitive responsibilities 
  • Experience with Microsoft Word, Excel, and other business technology tools
