Next Phase Construction, Inc is a General Contractor specializing in multifamily for-rent construction projects throughout the state of California and the western United States. The average project size is between $40M and $100M in dollar volume and is usually over 100 units. Project types currently include anything with Type V or Type III wood framing, including garden style, wraps and podiums.
JOB DESCRIPTION:
The Construction Accountant is responsible for supporting the accounting operations of the construction management team. The Construction Accountant is expected to perform duties in accordance with the Company’s Core Values, Business Ethics, Employee Conduct, and Confidentiality policies while maintaining professionalism with owners, consultants, labor representatives, and public agencies.
GENERAL RESPONSIBILITIES:
1. Subcontract processing for assigned projects.
2. Subcontract change order processing for assigned projects.
3. Owner change order processing for approved CORs for assigned projects.
4. Audit project’s master owner change order log monthly to ensure all approved change orders have been processed in pay applications to the owner.
5. Audit Sage vs Textura revised subcontract values and payment to date to ensure the amounts match in both systems.
6. Responsible for preparing the monthly pay application packages for 3-4 projects per month accurately & timely.
7. Responsible for overall accounting of projects assigned including being able to understand, analyze and research job cost reports, transactions, budget variances, etc.
8. Meet with project management team regularly to review job cost reports, subcontracts, change orders for projects assigned to ensure they are entered in the accounting system completely and accurately & to discuss and open issues.
9. Responsible for subcontractors compliance. Ensure subcontractors have provided required compliance documentation for assigned projects including but not limited to W9s, active contractor licenses, insurance certificates, OCIP/CCIP enrollment.
10. Responsible for tracking subcontractor and their subtier prelien’s.
11. Collecting all lien releases for assigned projects.
12. Accounts payable for projects assigned and overhead invoices.
13. Analyze cash flow for projects
14. Special projects as needed
JOB REQUIREMENTS:
• 2 – 5 years of construction accounting experience required.
• Sage 300 software experience preferred.
• Ability to read and comprehend general contractor and subcontractor contracts.
• Experience with AIA G702/G703 pay applications
• Must be computer proficient; Microsoft Office (Excel and Word) and Adobe Acrobat.
• High comfort level in fast-paced environment.
• Strong desire to meet and achieve department and organization goals.
• Self-starter with solid organizational skills and ability to effectively manage multiple priorities or reprioritization of projects.
• Attention to detail with strong analytical skills.
• Ability to communicate effectively (verbal and written).
EDUCATION REQUIREMENT: Bachelor’s degree or higher in Accounting, Finance or Economics, or equivalent experience required.

Compensation: $36.06 per hour. Actual placement may vary based upon, but not limited to, relevant skills, experience, time in role, base salary of internal peers, prior performance, and geographic location.
