Description
- Diagnose, repair, and maintain residential HVAC systems, including air conditioning, heating units, thermostats, and ventilation equipment.
- Perform preventive maintenance on HVAC systems to maximize efficiency and extend equipment life.
- Complete work orders promptly and professionally.
- Troubleshoot electrical, plumbing, appliance, drywall, painting, carpentry, and general maintenance issues.
- Prepare vacant apartments for move-in, including HVAC inspections and repairs.
- Respond to emergency maintenance calls, including after-hours emergencies as part of an on-call rotation.
- Inspect buildings, grounds, and common areas to identify maintenance needs and safety hazards.
- Replace filters, clean coils, inspect refrigerant levels, and perform seasonal HVAC maintenance.
- Ensure all repairs comply with local building codes and company policies.
- Maintain inventory of tools, equipment, and maintenance supplies.
- Keep accurate records of completed work orders and preventative maintenance.
- Maintain a clean, organized, and safe work environment.
- Provide courteous and professional service to residents and team members.
- Assist with property inspections and capital improvement projects as assigned.
