Maintenance Technician
Description

 

  • Diagnose, repair, and maintain residential HVAC systems, including air conditioning, heating units, thermostats, and ventilation equipment. 
  • Perform preventive maintenance on HVAC systems to maximize efficiency and extend equipment life. 
  • Complete work orders promptly and professionally. 
  • Troubleshoot electrical, plumbing, appliance, drywall, painting, carpentry, and general maintenance issues. 
  • Prepare vacant apartments for move-in, including HVAC inspections and repairs. 
  • Respond to emergency maintenance calls, including after-hours emergencies as part of an on-call rotation. 
  • Inspect buildings, grounds, and common areas to identify maintenance needs and safety hazards. 
  • Replace filters, clean coils, inspect refrigerant levels, and perform seasonal HVAC maintenance. 
  • Ensure all repairs comply with local building codes and company policies. 
  • Maintain inventory of tools, equipment, and maintenance supplies. 
  • Keep accurate records of completed work orders and preventative maintenance. 
  • Maintain a clean, organized, and safe work environment. 
  • Provide courteous and professional service to residents and team members. 
  • Assist with property inspections and capital improvement projects as assigned.
