Paint & Pressure Wash Technician

PURPOSE/SUMMARY


The Paint & Pressure Wash Technician is responsible for delivering high-quality interior painting and exterior pressure washing services within luxury senior living communities. This role combines technical expertise with a hospitality-driven, “white glove” service approach. Technicians are expected to work with precision, discretion, and professionalism while ensuring minimal disruption to residents and maintaining the elevated standards of the community.


RESPONSIBILITIES


Painting Duties

  • Prepare surfaces including sanding, patching, caulking, and priming 
  • Paint hallways, common areas, resident units, trim, doors, and amenity spaces 
  • Execute full interior repaint projects and detailed touch-up work 
  • Perform minor drywall repairs and surface corrections 
  • Ensure clean, sharp lines and a high-end finish in all visible areas 
  • Fully protect flooring, furniture, and fixtures before beginning work 

Pressure Washing Duties

  • Operate pressure washing equipment safely in high-traffic areas 
  • Clean sidewalks, entryways, patios, and building exteriors 
  • Remove dirt, algae, and buildup while preserving surfaces 
  • Use proper techniques to prevent overspray or disruption to residents 

 

White-Glove Service Standards

  • Present a clean, professional appearance (uniform, neat grooming) at all times 
  • Greet residents and staff courteously; “Beat the Greet”. 
  • Use polite, professional language (“Good morning,” “Excuse me,” etc.) 
  • Be mindful of personal space, mobility limitations, and resident safety 
  • Minimize noise, odors, and visual disruption in occupied areas 
  • Maintain a calm, quiet work style, especially in hallways and common areas 
  • Keep work areas exceptionally clean throughout the day, not just at completion 
  • Immediately clean any spills, drips, or debris 
  • Clearly mark work zones with safety signage while maintaining an unobtrusive setup 
  • Never leave tools, cords, or equipment unattended in resident pathways 
  • Coordinate work to avoid peak resident activity times whenever possible 
  • Respect resident privacy—do not enter occupied units without proper authorization 
  • Defer all resident concerns politely and escalate to management when needed 

 

Resident-Focused Responsibilities

  • Deliver a service experience that reflects a hospitality mindset, not just maintenance 
  • Be patient, respectful, and attentive when interacting with seniors 
  • Adjust work pace and approach based on resident needs and environment 
  • Ensure all areas remain safe, accessible, and hazard-free at all times 
  • Communicate proactively when work may impact resident routines 

 

General Responsibilities

  • Complete work orders and projects on schedule with high attention to detail 
  • Follow all safety protocols, including PPE and hazard communication 
  • Maintain tools, equipment, and vehicles in excellent condition 
  • Keep job sites organized, clean, and professional in appearance 
  • Support team members on large-scale repaint or restoration projects 
  • Communicate progress, challenges, and updates to supervisors 
Requirements

QUALIFICATIONS

  • Experience in painting and/or pressure washing preferred 
  • Strong attention to detail and finish quality 
  • Ability to operate or learn pressure washing equipment 
  • Excellent interpersonal and customer service skills 
  • Ability to work in occupied, high-expectation residential environments 
  • Professional demeanor and appearance required 
  • Valid driver’s license (preferred)

PHYSICAL DEMANDS/REQUIREMENTS

  • Excellent physical and mental health.
  • Possess manual dexterity to handle delicate instruments and other equipment. 
  • Able to obtain and record the resident’s temperature, pulse, respiration rate, weight and blood pressure. 
  • Comfortable working on ladders and at heights.
  • Able to sit, stand, bend and move continuously during work hours. 
  • Capable of working indoors and out in varying conditions.  
  • Must be able to lift and/or carry 30 to 50 pounds.
