Leland Management is seeking a dedicated and detail-oriented Maintenance Technician to support one of our communities in the St. Augustine, Florida area. Job Summary: The Maintenance Technician is responsible for performing routine maintenance, repairs, and upkeep of the community’s buildings, amenities, and grounds. This role works under the direction of the Maintenance Supervisor and/or General Manager to ensure all facilities are clean, safe, and well-maintained for residents and guests.


Essential Functions:

· Maintain all community amenities and common areas in a clean, safe, and in visually appealing condition

· Complete maintenance requests and repairs in a timely and efficient manner

· Consistently execute preventative maintenance programs

· Proactively identify and address maintenance concerns before escalation

· Clean, inspect, and maintain the restrooms, clubhouse, mail kiosks, guardhouse, pool areas, and other common areas to ensure they remain clean, safe, presentable, and in proper working order.

· Restore furniture and equipment to proper placement

· Restock restroom supplies and remove trash throughout the property

· Identify, document, and report maintenance needs or repair concerns

· Clean and maintain amenity courts, pavilions, and recreational areas

· Complete assigned daily tasks and checklist items

· Perform routine preventative maintenance (weekly, monthly, quarterly, and annually)

· Conduct minor repairs including:

  • Lighting fixtures and electrical components
  • Door hardware and furnishings
  • Fencing, signage, and small carpentry work
  • Plumbing and drainage systems

· Maintain sidewalks, pavers, and wood decking

· Ensure roof gutters and scupper drains are clear and function properly

· Perform minor painting, caulking, power washing, lubrication, and adjustments

· Assist with irrigation system operation and repairs as needed

· Repair or replace pumps for irrigation systems, pools, and spas

· Identify and document missing sprinkler box covers and in-ground utility issues

· Maintain property fencing, including windscreen installation as needed

· Set up and break down furniture/equipment for meetings and community events

· Assist in monitoring and coordinating with third-party contractors

· Respond to work orders and service requests via email and mobile devices

· Participate in hurricane/storm preparation and post-storm cleanup

· Respond to after-hours emergency calls as directed by management


Job Qualifications: 

· Strong verbal communication skills

· Self-motivated with a proactive, detail-oriented approach

· Ability to work independently and collaboratively with team members, residents, and vendors

· Working knowledge of general maintenance and repair techniques

· Experience using hand and power tools safely and effectively

· Ability to perform basic maintenance tasks such as painting, caulking, and pressure washing

· Ability to complete work orders, logs, and maintenance reports accurately

· High School Diploma or GED required

· Prior experience in building or facilities maintenance preferred

· Basic knowledge of plumbing, electrical, HVAC, and mechanical systems

· Ability to lift up to 50 pounds (e.g., tables, chairs, supplies)

· Ability to work outdoors in varying weather conditions

· Ability to climb ladders, reach overhead, and perform physical labor
