The Opportunity
We are seeking a skilled and dedicated Preventative Maintenance Technician to help ensure the safety, functionality, and overall satisfaction of our communities. This role blends hands-on technical work with strong communication and customer service. Key Responsibilities
People Management
- Communicate professionally with residents, coworkers, and vendors to ensure maintenance requests are clearly understood and completed to high satisfaction.
- Support a positive work environment by collaborating with maintenance staff, sharing knowledge, and assisting teammates during high-volume or complex projects.
- Represent the maintenance team with professionalism, demonstrating empathy, patience, and respect when interacting with residents and addressing their concerns.
- Participate in regular property walk-throughs to identify maintenance needs, safety issues, and opportunities to improve the resident experience.
- Provide feedback to supervisors on recurring issues, resident concerns, and ways to improve maintenance processes or service delivery.
- Assist with the on-call rotation by responding promptly, helping troubleshoot issues, and coordinating with teammates or supervisors when repairs need prioritization.
Administrative Management
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re-ordering needs.
- Completes documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked. This includes recording actions taken to remedy the situation.
- Supports cost-cutting and expense control by fixing rather than replacing parts when possible, not being wasteful with materials and supplies, and practicing the correct use for tools and equipment.
- Complies with safety related laws and requirements, tool manufacturer requirements and reporting accidents and incidents promptly and accurately.
- Inspect work performed by contractors, vendors and other service providers to verify the work, materials and services meet quality standards.
Preventative Maintenance
- Performs scheduled HVAC filter changes in all assigned units, following established maintenance schedules and documenting completion accurately in the work order system.
- Cleans evaporator and condenser coils on HVAC systems to maintain system efficiency, extend equipment life, and prevent failure.
- Inspects and cleans dryer vents in all assigned units to reduce fire risk and ensure proper appliance operation, flagging any obstructions or damage for follow-up repair.
- Conducts in-unit appliance inspections, checking ranges, refrigerators, dishwashers, and other appliances for proper operation, safety, and cleanliness, and reporting deficiencies requiring repair.
- Maintains accurate records of all preventative maintenance completed, including unit number, date of service, and any items flagged for follow-up repair.
- Performs other maintenance related job duties as assigned.

What We’re Looking For
- Prior maintenance, HVAC, or building trades experience preferred; entry-level candidates with mechanical aptitude will be considered.
- Basic knowledge of HVAC systems, appliances, and building mechanical systems; ability to identify and report items requiring further repair.
- Ability to follow a structured schedule and complete high volumes of routine tasks with consistency, accuracy, and attention to detail.
- Strong communication skills and customer-service orientation. Interpersonal skills to interact with employees or residents of the buildings in a pleasant and professional manner.
- Physical stamina to handle a full shift of being active on your feet for up to 8 hours per day.
- Valid driver’s license and clean driving record required.
