About the Role

The Real Estate Development Construction Manager schedules and coordinates with general contractors, engineers, and architects to bring Homewise's single-family, mixed use and commercial buildings to life. You'll oversee all site work and home construction, inspect progress at every stage, and coordinate permits and inspections with city and county authorities.

This role is about ensuring quality and excellence at every step—from permit approval through homeowner handoff. You'll manage construction schedules, solve problems on site, work closely with contractors and city officials, and make sure every home meets Homewise's standards and the families who will live in them receive the quality product they deserve.

What You'll Be Doing

  •  Requesting and reviewing data from engineers and architects to develop plans for upcoming communities.
  •  Assembling and submitting plans to various municipalities for approval.
  •  Meeting with city, county, and state staff to receive plan approvals and making necessary changes as requested.
  •  Distributing plans and requesting pricing from general contractors.
  •  Scheduling and overseeing all phases of construction from permit through completion.
  •  Maintaining construction schedules and tracking progress through all construction phases.
  •  Confirming approved plans to verify homes are built per specification and standards.
  •  Performing constant on-site monitoring and quality control; managing and resolving issues and problems.
  •  Walking each completed home prior to homeowner walkthrough to ensure completeness, cleanliness, and compliance with standards.
  •  Managing homeowner frame walks, orientations, and final walkthroughs to ensure quality delivery.
  •  Monitoring and maintaining clean subdivisions, ensuring SWPPP compliance while holding contractors accountable.
  •  Assisting with warranty issues on completed homes.
  •  Assembling and collecting necessary paperwork for submission to the State of New Mexico for Sustainable Building Tax Credit (SBTC) credits.

Requirements

Minimum Requirements

  •  Minimum 5+ years of experience as a homebuilder, superintendent, construction manager, or equivalent combination of education, training, and experience.
  •  Ability to travel as needed.
  • Availability to work flexible hours, including evenings or weekends. 
  • Ability to navigate construction sites. 
  • Must be able to occasionally lift objects up to 20 pounds.

Preferred Requirements

  • GB 98 Construction License. 
  • Bilingual Spanish skills.
