Summary
On behalf of Washington Park Condominium, BRIGS LLC is posting this position on behalf of the Association. Reporting to the Property Manager, the Maintenance Worker performs a variety of maintenance and repair tasks, including painting, plumbing, carpentry, basic electrical work, trash removal, cleaning, and general repairs to buildings and building systems commonly associated with condominium properties.
These well-defined duties are performed with minimal supervision and in accordance with established guidelines, procedures, and safety standards. The position requires regular collaboration with Property Management, the Board of Directors, and residents to ensure that the property’s buildings, grounds, and facilities are clean, safe, functional, and properly maintained.
Qualification Requirements:
· High School Diploma or equivalent.
· Demonstrate honesty and integrity.
· Possession of valid driver’s license and a personal vehicle for use in transporting tools and materials around the property is required.
· Maintain a complete line of tools necessary to perform all duties and responsibilities.
· Excellent verbal and written communication skills are required.
· 3 -5 years of successful experience as a maintenance worker on buildings and building systems.
· Computer skills necessary to perform the job duties and communicate with Property Manager.
· Experience using a variety of hand tools.
· Ability to perform minor dry wall repairs and paint.
· Skill in carpentry work and repairs.
· The ability to read technical manuals, instructions and drawings.
· Self-motivated, capable of working independently and staying on task without oversite.
· Calmly manage difficult situations.
· To perform this job successfully, an individual must be able to perform each essential duty listed below satisfactorily. This list is intended to be illustrative, but not exhaustive.
Essential Duties and Responsibilities:
· Communicate on a daily basis with the Property Manager.
· Check the dumpster enclosure daily and clean up as needed.
· Walk the property every Monday, Wednesday, and Friday, inspecting all mechanical spaces, common areas, and grounds, and report to the Property Manager any rule violations and maintenance items that need attention.
· Review security camera footage as directed by the Property Manager.
· On Monday of the first full week of every month, check all mail boxes in the buildings and report any changes to the names on the mail boxes to the Property Manager. Once
the change has been identified, replace any owner made name tag with a name tag made from the label maker in the office.
· Perform all work assigned through the Property Management work order system.
· Check email regularly for updates and instructions from the Property Manager.
· Meet and coordinate access to vendors and contractors when necessary.
· Test the pool as needed and work with the Pool vendor to maintain a safe pool environment.
· Provide information to support cost estimates for projects.
· Maintain a functional awareness of the typical hazards of the work place as well as special hazards that may be encountered and perform assigned task safely.
· Perform tasks in all environments, indoors and outdoors.
· Perform other duties as assigned by the Property Manager.
Work Environment and Physical Demands:
The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job.
· The employee has to ascend and descend stairs.
· The noise level in the work environment is usually moderate however some areas are high.
· Ability to work from scaffolds, roof tops, and platforms.
· Ability to work in all weather conditions.
· Work is medium to heavy, requiring the employee to lift, carry, push or pull material and equipment weighing up to 50 pounds to and from job sites.
· Ability to ascend and descend ladders, balance, stand, stoop, squat, crawl or kneel in static, bent postures from 5 minutes up to 20 minutes continuous duration on an occasional basis to inspect or repair systems located in ceilings, crawl spaces, and between walls.
Salary:
$24.00 - $28.00

8:00 am – 2:00 pm Monday - Friday
