Preconstruction Manager
Description

In this role, the Preconstruction Manager for CBI Construction (CBI) helps establish construction budgets, estimate construction assemblies, source potential trade partners, maintain CBI’s trade partner database and administer CBI’s preconstruction and buyout process, among other tasks and duties as listed herein. The role reports directly to CBI’s Director of Preconstruction and works closely with CBI’s Procurement team, as needed.


Duties Include (but are not limited to):

  • Work with the Director of Preconstruction to develop project conceptual budgets incorporating site specific information, market trends and risk factors
  • Collaborate with CBI’s Project Management team, ownership representatives and project design teams on product design, efficiency, historical design flaws, and value engineering opportunities in an effort to build current product offerings more efficiently and help design more affordable product types for future development and construction opportunities
  • Work with the Director of Preconstruction to create and maintain Preconstruction Schedules for projects in their early stages
  • Work diligently to source trade partners, maintain CBI’s trade partner database and build trade partner bench strength for current and future projects
  • Thoroughly review plans and specifications to determine project requirements and scopes while also providing take offs, as needed
  • Interact with the project’s Civil Engineer and Architect of Record to ensure project construction drawings and specifications are properly vetted and coordinated in order for CBI to properly estimate and construct the project
  • Serve as CBI’s primary administrator and point of contact during the Preconstruction RFI process
  • Collaborate with CBI’s Project Management team to establish and direct the scope and pricing strategy for all work proposed and ensure the completeness and accuracy of all proposals
  • Collaborate with CBI’s Project Management team to ensure that the intent/scope of the original project construction estimate is maintained throughout the buyout process
  • Collaborate with CBI’s Project Management team to negotiate trade partner labor, equipment, materials and General Conditions for multiple projects
  • Consistently review original project construction budget to actual costs in the Project Manager's budget trackers in order to understand budget variances and be able to account for such changes on future projects to the fullest extent possible
  • Work with Project Management team to analyze trade partner and production issues during construction, as needed

Skill, Knowledge, Education and Experience:

  • Bachelor's Degree Construction Management or related field
  • Strong organizational and analytical skills
  • Minimum of 5 years' professional experience with extensive knowledge of all aspects of construction management from pre-construction through project close-out, including design and technical expertise
  • Ability to read, comprehend, interpret and perform detailed take offs on architectural and consultant drawings
  • Comprehensive understanding of the coordination aspects and related requirements of all design disciplines
  • Very detail oriented, self-motivated, enthusiastic and flexible
  • Ability to interact well in various business and social settings with all types of people in a mature and professional manner
  • Possess solid business acumen, particularly relating to the design and VE process
  • Ability to work well with others, associates, supervisors and subordinates under deadline situations
  • Computer literate with proficiency in MS Excel, MS Project and/or other pertinent industry software platforms such as BlueBeam, OnScreen TakeOff and ProCore


Requirements
  • Capable of travel to meet with potential and current trade partners, jobsite meetings, etc.
  • Able to work a schedule that may include hours other than 8-5 Monday through Friday, depending on business needs and client deadlines
  • Ability to streamline and improve estimating, budgeting and cost tracking processes currently being used
  • Ability to use office equipment for communication and documentation purposes
  • Visual acuity to perform responsibilities
