What The Role Entails
CloudHQ is seeking a highly motivated Senior Associate, Capital Markets to support the underwriting, financing, and asset management of data center investments and development projects. The ideal candidate will bring strong financial modeling and analytical capabilities, experience evaluating complex real estate or infrastructure investments, and the ability to collaborate effectively across finance, accounting, development, and executive leadership teams.
This role offers the opportunity to participate in all phases of the investment and development lifecycle, from initial underwriting and due diligence through financing, construction, and asset management.
- Assist with the underwriting and evaluation of new data center investment, acquisition, and development opportunities.
- Support the asset management of existing data center investments, including performance tracking and financial analysis.
- Build, maintain, and enhance sophisticated financial models to evaluate development projects, investments, financing structures, and business scenarios.
- Prepare and analyze project budgets, schedules, forecasts, and management reports to support project execution and decision-making.
- Participate in due diligence activities, including review and analysis of title, survey, environmental, geotechnical, zoning, entitlement, and market study materials.
- Support financing and capital markets activities, including lender communications, debt compliance reporting, financing applications, draw requests, cost certifications, and other lender requirements.
- Prepare investment memoranda, financial presentations, and recommendations for senior management, lenders, and investors.
- Collaborate with development, construction, accounting, and finance teams throughout the project lifecycle, including feasibility analysis, entitlement processes, design development, and construction management.
- Monitor project and investment performance, identify risks and opportunities, and provide recommendations to support strategic objectives.
- Assist with ad hoc financial analyses, market research, and strategic initiatives as needed.
What You Will Bring to the Role
- Bachelor's degree in Finance, Real Estate, Economics, Accounting, Business, or a related field.
- Three to five years of experience in investment analysis, underwriting, capital markets, project finance, commercial real estate, infrastructure, or a related field.
- Experience underwriting real estate, infrastructure, data center, or development investments preferred.
- Strong financial modeling, valuation, and analytical skills, with advanced proficiency in Microsoft Excel.
- Knowledge of project finance, debt financing, capital markets, real estate investments, and development processes.
- Excellent written and verbal communication skills, including the ability to prepare clear and concise presentations and memoranda for senior leadership.
- Strong organizational skills with the ability to manage multiple projects and deadlines in a fast-paced environment.
- Demonstrated attention to detail, sound judgment, and problem-solving abilities.
- Ability to work collaboratively across cross-functional teams and build effective working relationships.
- Proficiency with Microsoft Office Suite, including Excel, PowerPoint, and Word.
- Willingness and ability to travel periodically as business needs require.
Preferred Qualifications
- Experience in the data center, digital infrastructure, telecommunications, power, or commercial real estate sectors.
- Exposure to debt placement, project financing, lender relations, or capital raising activities.
- Familiarity with construction budgeting, project controls, and development underwriting.
- Experience preparing investment committee materials and executive-level presentations.
