Salary $140-180k

Travel: Up to 25% to clubs across the portfolio. Expected to come to Manhattan Office once per month if based outside of the NYC MSA.

 

PureGym US is growing its presence along the Eastern Seaboard, and every site we open, renew, or reposition has to work hard commercially to be successful. The Senior Manager of Real Estate Asset Management is responsible for making that happen across our North American portfolio.

You will optimize a portfolio of leased properties by leading negotiations, managing lease administration, advancing portfolio optimization initiatives, and partnering with internal and external stakeholders to protect PureGym's interests and create value. The role covers complex real estate matters, strategic projects, and calls for someone who can read a lease closely, hold their own with a landlord, and keep dozens of live matters moving at once with professionalism and discretion. 

Key Responsibilities:

  • Manage a portfolio of real estate assets in      support of company objectives and portfolio optimization strategies.
  • Lead and support negotiations with landlords,      lessors, brokers, consultants, and other external parties covering rent      reductions, lease renewals, lease modifications, buyouts, purchase      options, rights of first refusal, and other value-creation opportunities.
  • Review, analyze, and prepare real estate      documentation, including leases, subleases, amendments, notices,      estoppels, SNDAs, purchase option materials, and related legal and      portfolio records.
  • Receive, track, and communicate notices related      to owned and leased properties, including club opening and closing      notices, kick-out and co-tenancy provisions, and landlord communications.
  • Review and validate CAM reconciliations,      operating expense pass-throughs, real estate taxes, and insurance charges,      challenging landlord billings where PureGym is over-charged.
  • Support business requests involving common area      maintenance, new product and service offerings, club amenity additions,      signage and exterior modifications, and other asset-related obligations      under the lease.
  • Interpret lease provisions governing repair,      maintenance, and service responsibilities, and advise internal teams on      where obligations sit between PureGym and the landlord.
  • Partner with internal business units, senior      leadership, legal counsel, club operations, finance, and construction      teams to resolve issues and advance company interests.
  • Follow up with outside counsel, brokers,      consultants, vendors, and landlords on active matters, disputes, vacant      space opportunities, asset dispositions, and special projects.
  • Participate in budget preparation, due diligence      for new sites and acquisitions, strategic planning, process improvement,      and special projects across the portfolio.
  • Supervise external consultants and vendors to      ensure performance aligns with PureGym standards, priorities, and      objectives.
  • Maintain confidentiality and discretion in all      real estate matters, and contribute to team goals, financial targets, and      key result areas.
  • Perform other duties as assigned.
Requirements

Required

  • Bachelor's degree in law, business, finance, real      estate, or a related discipline; equivalent combinations of education and      relevant experience will be considered.
  • Five to seven years of relevant experience in      real estate, lease administration, asset management, legal documentation,      portfolio management, negotiations, or a related field.
  • Strong experience working with the Legal sphere      of Real Estate, with the proven ability to work with and manage Attorneys.      
  • Demonstrated experience reviewing leases,      amendments, notices, property documents, and other real estate agreements.
  • Strong proficiency with Microsoft Outlook, Excel,      PowerPoint, Word, and Teams.
  • Ability to communicate effectively with internal      and external stakeholders, including senior leadership, landlords,      attorneys, consultants, brokers, and club teams.
  • Highly organized and detail-oriented, with the      ability to manage competing priorities in a fast-paced environment with      limited supervision.
  • Strong writing, analytical, negotiation,      problem-solving, and follow-up skills.

Preferred

  • Experience in retail, hospitality, or another      multi-site consumer business.
  • Working knowledge of lease administration or IWMS      platforms.
