Facilities Manager

Position Summary

The Facilities Manager is responsible for the overall management, maintenance, safety, compliance, and continuous improvement of all company facilities supporting an FAA Part 145 Maintenance, Repair, and Overhaul (MRO) operation. This position ensures that all buildings, infrastructure, utilities, grounds, and facility systems operate safely, efficiently, and in full compliance with FAA regulations, OSHA standards, EPA requirements, fire codes, and company policies.


The Facilities Manager develops and executes preventive and predictive maintenance programs, oversees capital improvement projects, manages contractors and vendors, controls departmental budgets, and ensures uninterrupted facility operations that support aircraft engine maintenance, inspection, repair, and testing activities.


Essential Duties and Responsibilities


Facility Operations

  • Manage the day-to-day operations of all company facilities, buildings, grounds, and infrastructure. 
  • Ensure facilities remain safe, reliable, clean, and fully operational to support FAA Part 145 maintenance activities. 
  • Develop, implement, and continuously improve preventive and predictive maintenance programs. 
  • Coordinate maintenance schedules to minimize operational downtime. 
  • Monitor facility performance and recommend improvements that increase reliability and efficiency

Maintenance Management: Manage maintenance activities involving:

  • HVAC systems 
  • Electrical distribution systems 
  • Plumbing systems 
  • Compressed air systems 
  • Industrial gas distribution 
  • Boilers 
  • Fire protection systems 
  • Emergency generators 
  • Building automation systems 
  • Lighting systems 
  • Roofs and building structures 
  • Dock equipment 
  • Security systems 
  • Facility equipment 
  • Utility infrastructure 

Ensure all equipment inspections, repairs, and maintenance activities are properly documented

Capital Projects

  • Plan, budget, and oversee facility renovations and capital improvement projects. 
  • Manage facility expansions, office renovations, shop layouts, and infrastructure upgrades. 
  • Coordinate installation of new machinery and production equipment. 
  • Develop project schedules while minimizing disruption to production operations. 
  • Review contractor proposals and monitor project execution through completion. 

Compliance & Regulatory Responsibilities

Ensure compliance with:

  • FAA Part 145 regulations 
  • OSHA regulations 
  • EPA requirements 
  • Local building codes 
  • Fire codes 
  • Environmental regulations 
  • Hazardous waste regulations 
  • NFPA standards 
  • Company Safety Management System (SMS) 

Maintain documentation required during:

  • FAA audits 
  • OSHA inspections 
  • Environmental inspections 
  • Fire Marshal inspections 
  • Insurance audits 

Environmental Health & Safety (EHS)

  • Support company Environmental, Health & Safety initiatives. 
  • Oversee hazardous material storage and disposal. 
  • Ensure compliance with hazardous waste handling procedures. 
  • Coordinate waste management vendors. 
  • Monitor environmental permits and reporting requirements. 
  • Maintain spill prevention and emergency response plans. 
  • Support emergency preparedness and disaster recovery programs. 

Fire Protection & Emergency Systems

Manage facility fire protection systems including:

  • Fire alarm systems 
  • Fire suppression systems 
  • Foam deluge systems (where applicable) 
  • Sprinkler systems 
  • Fire extinguishers 
  • Emergency lighting 
  • Exit signage
  • Coordinate annual inspections, testing, and corrective actions.

Contractor & Vendor Management

  • Select, negotiate, and manage facility contractors. 
  • Coordinate outside vendors performing maintenance or construction work. 
  • Ensure contractor compliance with company safety policies. 
  • Monitor contractor performance, schedules, budgets, and quality. 
  • Approve completed work prior to payment.

Budget Management

  • Develop and manage departmental budgets including:
  • Operating expenses 
  • Maintenance expenses 
  • Capital expenditures 
  • Utility costs 
  • Facility improvement projects 
  • Monitor expenditures and recommend cost-saving initiatives.
