Description:

Beacon Management Services is seeking an experienced Building Engineer for a residential condominium. The property is a garden style mid-rise in Atlantic Station. Experience in energy management, green building practices, or LEED certification is preferred but not required. Candidates should have experience in all maintenance aspects of multifamily buildings, and demonstrate thorough knowledge of mechanical, electrical, plumbing, and other critical building systems. Community Association Maintenance requires frequent customer service interactions, frequent coordination with outside contractors, and vendors; a welcoming customer service presence, and communication style, is required.

  • Candidate must be able to demonstrate thorough knowledge of mechanical, electrical, plumbing, and other critical systems which support the property.
  • Candidate will establish, oversee and be accountable for emergency procedures, preventative maintenance plans, vendor contracts, direct reports, budgets, and oversight of general maintenance operations.
  • Candidate must be able to access Google Play, or Apple App Store, and download, install, and use daily, critical smartphone applications necessary for the orderly operation of the property. These applications include: (1) A communications app for VOIP calling and text messaging, (2) The Beacon Experience App, used to process maintenance work orders, and communicate with homeowners, (3) Regular use of an assigned Beacon corporate email address, and its smartphone user interface, (4) Access control smartphone apps, used for entry/exit to the Art Foundry property, and to Beacon's corporate office. A modest financial incentive may be offered to compensate the employee for personal smartphone use. Extensive Wifi is available on property.

Requirements

Responsibilities

  • Ensure a safe and secure building environment.
  • Coordinate with the general manager to oversee emergency procedures, preventive maintenance plans, and vendor contracts.
  • Coordinate janitorial operations, quality control, and maintenance scheduling.
  • Coordinate repairs by skilled trades, and speciality contractors (Electricians, Plumbers, Access Control Vendors, Life/Safety Vendors, and others).
  • Assess repair needs, including determining professional assistance when required; provide support to contracted skilled tradespersons.
  • Monitor and support service contractors and building repairs.
  • Maintain disaster preparedness and work independently to support crisis responses.
  • Perform maintenance and repairs in carpentry, light electrical work, plumbing, painting, HVAC systems, doors/locks/keys, gates/ fencing.
  • Regularly inspect Fire Suppression systems, Fire Alarm Systems, Stormwater Systems, Elevators, Roofs and Exterior Cladding.
  • Develop and implement preventive/reactive maintenance schedules.
  • Train staff in safety procedures and maintenance tasks.
  • Maintain compliance with OSHA standards and ensure a safe work environment.

Skills & Abilities

  • Strong customer service, communication, and interpersonal skills.
  • Familiarity with Microsoft Office/Google Workplace Applications.
  • Multilingual (English and Spanish) language communication skills are preferred.

Education & Experience

  • High school diploma or equivalent required.
  • 4+ years of experience in building trades and maintenance, with supervisory experience.
  • Annual salary will range from $55K - $60K; additional qualifications/certifications may allow for additional compensation.

Certificates & Licenses

  • Valid Georgia Driver’s License.
  • Certifications such as CPO, EPA Universal, or Electrical Journeyman are preferred.
