Position Summary
The Investment Associate / Financial Analyst is a key member of Caldwell Companies’ Investment team, playing an integral role across the real estate investment and development lifecycle - from underwriting and financial feasibility through development, asset management, investor reporting, and disposition. The role provides significant exposure to senior leadership and close collaboration with development, finance, engineering, design, marketing, sales, and capital partner teams.
At the heart of the role is sophisticated financial analysis and modeling across master-planned residential, multifamily, commercial, mixed-use, office, and retail projects. The Associate/Analyst connects development strategy and market opportunities with financial performance — helping management evaluate investment decisions, project plans, capital requirements, and potential returns, while gaining hands-on experience across both horizontal and vertical development.
Key Responsibilities
Financial Modeling & Investment Analysis
• Build, maintain, and update financial models for existing developments and prospective acquisitions; perform underwriting and feasibility analysis across residential, multifamily, commercial, mixed-use, office, and retail product types.
• Review offering memorandums and acquisition materials; analyze project performance, investment returns, cash flows, and key financial assumptions.
• Develop new financial models and analytical tools to evaluate acquisition, development, financing, and disposition opportunities.
• Conduct market research to support assumptions on pricing, absorption, product mix, timing, and costs.
• Perform ad hoc financial analysis to support management and investment decisions.
• Prepare recurring financial and operational reporting, quarterly investor packages, and supporting narrative updates for management, investors, lenders, and capital partners.
• Provide loan compliance support and investor communications through Caldwell’s investor reporting platforms.
Development, Asset Management & Forecasting
• Work with development managers to maintain accurate development forecasts, budgets, and cash flow projections; update models for actual monthly activity and prepare variance analyses.
• Monitor project performance against approved plans, identifying material variances, risks, and opportunities — including projected loan balances, funding requirements, and equity needs.
• Evaluate the financial impact of proposed development, infrastructure, amenity, design, and capital decisions, including Capital Budget Request comparisons to annual plans and forecasts.
• Support the disposition process as projects or assets approach the end of their anticipated hold periods.
Qualifications
• Bachelor’s degree in finance, real estate, economics, accounting, business, or a related field; graduate education (MRE, MLPD, MBA, or similar) preferred but not required.
• 1-3 years of relevant experience in real estate valuation, investment analysis, development, private equity, investment banking, or related fields.
• Strong financial modeling and analytical skills, with advanced proficiency in Microsoft Excel; ARGUS experience preferred.
• Strong understanding of financial statements, cash flow analysis, investment returns, and valuation concepts.
• Excellent written and verbal communication skills, with strong organizational skills and attention to detail.
• Ability to manage multiple projects and priorities in a fast-paced environment, work collaboratively across disciplines, and take ownership of assignments.
• Intellectual curiosity and a desire to understand both the financial and operational aspects of real estate development and investment.
